Why HUD Homes Are a Great Option for FHA Buyers in San Diego

If you are looking to buy a home, you will definitely want to take a look at the HUD homes for sale in San Diego...especially if you intend to utilize FHA financing for your purchase. There are a number of benefits to buying one of these HUD homes for you, the buyer. These benefits include:
  • During the first 30 days on the market, only those buyers that intend to occupy the home can offer on HUD homes. This eliminates the problem of cash investors coming in who have no intention of living in the home.
  • HUD will pay up to 3% of the purchase price towards your closing costs.
  • HUD will provide you with free Property condition Report (PCR). A PCR is report that is similar to that of a home inspection. Home inspections typically cost anywhere from $200-$500 depending on the age and size of the home.
  • HUD completes a FHA "As-Is" Appraisal on all of their homes prior to listing them. These appraisals are good for 4 months from the date they are completed. What this means to you is that if you buy a HUD home within 4 months of the appraisal being completed and are utilzing FHA financing, you do not have to pay for an appraisal. Appraisals typically cost anywhere from $400-$600 depending on the age and size of the home.
  • If the HUD home was built prior to 1978, and your are utilizing FHA financing for the purchase, HUD will complete a lead based paint inspection and pay for the stabilization and clearence (if necessary), not to exceed $4,000.
