The Future of the Historic Tumwater Brewhouse

If you're a South Sound resident, you might have heard that the Old Tumwater Brewery has been purchased last year by a team of real estate investors for 1.4 million dollars. You might also have noticed that work crews have been busy cleaning up the brewery site, and you may be wondering what is next for the iconic building site on the shores of Capitol Lake.

Although tons of debris has been removed, hazards secured, and some structural elements reinforced, the building remains an empty shell. This shell, full of potential, is waiting for the right business ventures to occupy it and take advantage of the special architectural features, the historic background and the amazing location.

Just a stone's throw from I-5 and Hwy 101, located midway between Olympia and Tumwater, sitting on the shores of Capitol Lake, and just a short walk from Tumwater Falls Park, this property would be a perfect home for micro-breweries, pubs, cafes, hotel, condos, restaurants, boat rentals, etc.

The complex is made up of several multi-story buildings and a immense patio, connecting several of the buildings, called the "pavilion". With businesses filling the empty spaces, easy access and plenty of parking, this site would attract not just locals, but also regional visitors and customers. It could be a popular destination point between Portland and Seattle. The brewery owners are currently in the visioning process and are seeking leasing partners to bring the Old Brewery back to life.

What do Mad Men, The Playboy Club and Pan Am have to do with Real Estate?

These new TV shows, set in the 1960s area, are rekindling the interest for a sleek mid-century modern look for interior decor items, furniture and homes. In other words: the Brady Bunch house is back in style.

Mid-century modern style architecture is most often found in buildings constructed between the mid-1950s through the late 1960s. Its main characteristics are low-pitched and varying roof lines, open floor plans, massive stone or brick fireplaces, cathedral ceilings with exposed wood beams and large windows. Other common features are pony walls (walls that don't extend to the ceiling), clerestory windows (set high in the wall), interior stone planter boxes, sunken living rooms and patios or court yards.

I have had increased demand for these type of homes from some of my home buyers. The Olympia area has a couple of neighborhoods that are almost exclusively mid-century modern and feature some real architectural gems. One home buyer explained his desire for this style home with the fact that it lends itself to entertaining and the look is sexy. You can't really say that about a lot of other home styles (think Tudor, Colonial or Craftsman). Here are some examples of Olympia's sexy mid-century modern homes currently on the market:

While these homes may evoke Sinatra music and a taste for Martinis, here are some other things to keep in mind when considering purchasing these types of homes. Since they are around 50 to60 years old, like many other vintage homes, they may contain hazardous building materials such as asbestos or lead based paint. Also, homes with low pitched roofs tend to need more maintenance and have a lower life span.

I would welcome it if home builders would respond to the increased buyer demand and start to build new, energy efficient homes with the modern design features of their vintage mid-century cousins.

Buy a House - Get a Visa

A bipartisan team of Senators, Mike Lee (R-UT) and Chuck Schumer (D-NY) are proposing a new immigration bill that would allow private foreign real estate investment in exchange for a US visa.

Foreigners would have to invest at least $500,000 in residential real estate and would have to live in the US for at least 6 months out of the year in order to qualify for a residency visa. This is not a work visa, and therefore would likely attract wealthy foreigners.

According to the National Association of Realtors, foreign investment in US residential real estate is currently only about 3 percent. The majority of these purchases are made in Florida and Arizona, where prices are at record lows and the warm climate is a desirable bonus. Western Europeans, especially Germans, love vacationing in Florida. It's only a 7 hour flight from Europe, and a $500,000 investment is is only about $360,000 Euros. In Germany this buys a modest townhome, whereas in Florida one can buy a posh villa with ocean views and a pool.

The bursting of the housing bubble has devastated the housing market in many areas in the US. An influx of foreign capital could help revitalize these markets.

Pizza has arrived in Olympia

I first went to La Gitana Pizzeria in Yelm a few months ago. I’ve heard about their authentic Italian pizza from friends and had to try it out.

I was surprised at how busy the restaurant was, especially considering that the prices were a bit steep for Yelm. The pizza was definitely worth the trip to Yelm, and I told the owner back then that he and his partner should consider opening a restaurant in Olympia.

Imagine my surprise when I went downtown for Arts Walk last week and noticed a La Gitana Restaurant right on Capitol Way. This was only their second day in business and the place was hopping. I love their pizza because it’s authentic Italian. Coming from Europe I grew up on thin crust, light on the toppings, wood-fired oven baked Italian pizza. This is the real thing! I especially love their fresh mozzarella, prosciutto and arugula pizza. To top off the meal, I highly recommend their home-made tiramisu for dessert.

The owners, Francesco Chiechi and Carlos Morist created a friendly and casual ambiance and comfortable dining experience. Francesco is Italian and you can watch him make the pizza dough (with flour imported from Italy) right there in the restaurant. If you’ve tried deep dish, Chicago style, or New York style pizza, then it’s time you try some Italian pizza, because it has arrived in Olympia.
