Mount Kisco Halloween Window Painting Contest and Halloween Costume Parade & Carnival 2009

The annual Mount Kisco Halloween Window Painting Contest for children in grades K-5 will be held during the week of Monday Oct. 19th thru Sunday, Oct. 25th. All paintings must be completed by 12 noon. There is a fee of $7.00 and prizes will be awarded in several categories.

Registration is at the Recreation Dept in the Village Hall (104 Main Street) and begins on October 1st. Note that space is limited so register early! Paint pick-up begins on Oct. 19th after 10AM. Window space is donated by merchants throughout downtown Mt. Kisco and your space will be assigned at the time of paint pick-up. Paints, brushes & window assignment will be provided at the Recreation Dept. at 104 Main Street in the Village Hall.

The contest ends right before the "Halloween Parade & Carnival" that will be held on Sunday Oct. 25th at 4PM. The parade of fully costumed participants begins at the Basketball Court Parking Lot in Leonard Park and parades to the Memorial Complex where prizes will be awarded for all Parade participants. The prizes for the Window Painting Contest will be awarded at this time as well.

UPDATE September 4, 2009: The Official Grand Opening will be on Saturday, September 12 with guided tours beginning at 12:30 PM & ribbon cutting at 3PM. You must RSVP to Susan Riley at SRiley@wlsmail.org or by calling 914-666-8041 by Sept. 8th.

The grand opening of our (rebuilt) Mount Kisco Public Library was on Saturday August 8, 2009. My husband and I walked into town and entered our new favorite place and were greeted by two lovely ladies who gave us a brochure with information about the hours and the layout of the 18,000 square feet space.

I posted the specifics about the project a few months ago - read it HERE.

The two story entrance with floor to ceiling windows is magnificent. Not sure how it will eventually look as there seemed to be a temporary table set up and there were still boxes to be unpacked - which is understandable. I'd rather have the library open earlier and it not be "perfect" than have to wait another 2 weeks for things to be put in their place.

Walking in, to the right is the Adult Wing- with fiction, non fiction, CDs and DVDs in this section. Again, not everything was out but I managed to score 3 new books, 3 movies and an exercise DVD that professes to take off 20 lbs in 30 days. Couldn't resist that one. :-) There is also a "Quiet Room" where on can read without distraction. The periodicals are kept in this room.

The Teen Room is located slightly left and rear of the main entrance.

Walking towards the left, you will pass the circular staircase going up to the second floor as well as the elevator and then enter into the Children's Wing. It is cheerfully painted in sunny yellow and a nice orange shade with lots of windows to let in lots of natural light. Two glass doorways - one is a regular sized opening and the other is about 5 1/2 feet high (very cute) - lead to a half-round room (also lots of windows) with chairs and tables for the children. I imagine this is where Story Hour will take place. There is a restroom there just for the kids with a kid size toilet and a sink that stands about 2 feet high - incredibly cute.

Climbing to the second floor, you will find yourself on the loft like landing where you can overlook the main level. Two story windows let in loads of light - beautiful!

On the right is the Non-Fiction & Reference Room with a copier, public computers lining one wall, private study rooms, study desks & kiosks as well as offices. Someone was already taking advantage of one of the study areas while we were there.

To the left of the stairs/elevator is a beautiful Community Room that will sit about 72 people. Lots of light. It has two glass doorways which lead out to a half-round terrace that already had a couple of tables and chairs set up.

Adjoining the Community Room is a roomy, full-of-light Conference Roomwith a large conference table that seats eight - overlooks the weeping trees out in Shopper's Park.

The restrooms were a really, really pleasant surprise. High ceilings, with very tasteful neutral colored tiles on the walls & floor and granite counter tops. Toilets and faucets are automatic - gotta love that! I only went into the Women's Room but my hubby assured me that the Men's Room was the same.

The landscaping looked great and the fountain out front was spruced up and merrily spouting water. Add all this to the fact that the building was built with "Green" specs - one has to agree that our new library was worth the wait!

Condo Market Absorbtion Rates in Northeast Westchester NY

Here are the statistics for the Condo Market in Mount Kisco and Area 2 (northeastern Westchester - basically from Chappaqua up to the border of Putnam County, west to Yorktown - although a small part of Yorktown is considered Area 2 and east to the border of CT) Communities include Chappaqua, Mount Kisco, Bedford, Bedford Hills, Bedford Corners, Armonk, South Salem, Cross River, Goldens Bridge, Waccabuc, Katonah, North Salem, Croton Falls, Purdys, Vista, Millwood, Pound Ridge, Somers.

These stats include condos of all sizes and types - from studio apartments to townhouses and senior housing.

Active = active on the Westchester Putnam Multiple Listing Service (this # also includes listings in contract because they would be considered unsold at this point)

Pending = in contract with all contingencies met (although neither active or sold, because these listings have had the contingencies met, they are more likely to "close" than not)

Sold = Passed title in last 6 months

Other = Expired, Withdrawn or Cancelled

Please note that these statistics hold true if nothing new comes on the market, so consider that these numbers will always be fluctuating.

In Area 2, we have 124 Active condos with 7 Pending and 68 Sold in the last six months. 106 are "Other" These figures indicate that Area 2 has 10.94 months of condo inventory. (11.33 units sold per month)

In Mount Kisco, there are 26 Active, 2 Pending, 7 Sold and 22 Other. At a closing rate of 1.16 units per month, Mt. Kisco has 22.4 months of condo inventory.

Mount Kisco has 21% of active condos in Area 2, with 28% Pending and 10% Sold. Interesting numbers considering Mount Kisco is one of the smallest of 18 communities (area-wise.)

How's Business These Days???

Not surprisingly, most of the time when I mention that I am a real estate broker, I am asked the BIG question - So, how is business these days? What's happening in the real estate market?

Well - lots is happening! Not withstanding the news we get online, on TV, on the radio - people are still downsizing, moving up (great market to do it in!), having babies, getting married, buying vacation homes.

There is no question that the market is different than it was 2-3 years ago, but it is what it is. There are financial qualifications that need to be met (thank goodness, because we have plenty of people nationwide that bit off more than they could chew.) Sellers need to prepare & present their homes to attract buyers (nothing wrong with that!) Savvy buyers realize that this is a good a time to buy as any.

Some people are moving on with their lives - becoming realistic buyers & sellers. A realistic buyer will realize that it is not possible to buy property offering pennies on the dollar in many areas of the country. A realistic seller will let go of the dream that they will make tens & tens of thousands (or more) on a property they'd bought 5 years before.

Others would rather wait until they see more evidence that the market is "coming back." For sellers that means that they are comfortable putting their lives on hold to realize more profits from the sale of their homes. Buyers will realize that they've missed the bottom and scramble to get a "good deal" before they miss their chance - perhaps losing some or all of their bargaining power in the meantime.

Real estate professionals understand that the market is what it is. Professionals can handle an "up" market, a "down" market and everything in between. Like every business, our business has its good days, its bad days and, at the expense of being redundant, everything in between. We go with the flow. For example, I have learned about and acquired a designation to handle short sales - a process almost unheard of 5 years ago. I will (very) soon have the knowledge to take advantage of global opportunities the Internet offers by learning how to market properties internationally (which goes a lot further than putting a full page ad in some "international" real estate magazine.) Professionals will do what they have to do to get the job done. They do not stick their heads in the sand to wait for "better days."

This may sound simplistic - and it is. With all the "news" we hear - blah, blah, blah - those of us in the trenches are working. Which is a good thing. So yes, prices have adjusted & sales volume did reduce - but so what? In the end - to quote the first line of the Preamble of our Code of Ethics - "Under all is the land."

As long as there is land and people who continue to live their lives, real estate professionals will be working.

Mount Kisco Public Library

Mount Kisco's new library is slated to be completed this coming Spring! What a great way to greet the season of beginnings. Library front

The original library was built in 1961 and in 2005, the Mount Kisco voters approved the construction of a new library - a two story, 18,000 square foot building built on the existing site and expanding into the area where the old Mount Kisco Post Office used to be.

An impressive sight, it promises to meet the expanding needs of our community. The building blends right in with the existing historical architecture. In addition, Mount Kisco's newest addition will be green, featuring the installation of geothermal technology that will heat and cool the building, low VOC paint, thermal windows, energy efficient lighting and much more.

The two ground floor entrances (from Main Street & Shopper's Park) will make it more convenient to the parking area and the entire building will be handicapped accessible.

The new library's amenities will include a silent reading room, a reference section, study rooms, browsing areas for popular books and media, an expanded community room, a children's room, a teen room and a multi purpose room. There will be restrooms on both levels and an advanced security system.

There will be access to computers throughout the building and wireless Internet will be available for laptops.

I, for one, can't wait for the new Mount Kisco Public Library to open! Library side
