Florida Residents - File Homestead Exemption
If you own a home in Florida, and live in it as your primary residence, then Florida law typically allows you a $25,000 tax exemption on the assessed value of the property. If you purchased the property in 2011, then it is time for you to file for homestead, as it doesn't automatically transfer to a new owner, at the start of the new year. An application must be filed. After that, the exemption automatically renews, if you remain eligible.
Homestead exemption may allow a Florida homeowner a savings of approximately $450 on their yearly tax bill. And, with the passing of Amendment 1, many homeowners may be entitled to an additional $25,000 in exemption for a total of $50,000, on the assessed value of their property. Thus, allowing approximately an additional $240 savings on their tax bill.
New homeowners may apply for homestead between January 1 and March 1, for the first time. You must have purchased your home prior to December 31, 2011. If you do not file by March 1 you may lose your rights to homestead for that year. You should complete an application (Form DR-501). It must then be submitted to the property appraisers office. In order to apply for homestead for the first time, an owner must have moved into the home prior to January 1, 2012 and it must be considered your primary residence. With the completed homestead application an owner must provide a
1- Florida Driver License or Florida ID card.(with your new address on it)
2- Florida Vehicle Registration
3. Brevard County Voters Registration card
4. Social security number or social security card
5. If not a US resident, a Resident Alien Card
6. A copy of the trust, if the property is in a trust
7. The recorded deed to the property.

Fairview Estates is a small, well appointed community of just under 60 custom built, single family homes, situated on half acre lots or larger. Fairview feels like country living in the city. As of this writing there is no Homeowners Association in place.
Fairview is located south of Lake Washington Road, one block west of Wickham Road. Location is key in this desirable neighborhood. Walk to shopping, Burger King, Taco Bell, Ice Cream, Dunkin' Donuts. Just minutes to I-95 and US 1 and the Maxwell C King Center for the Performing Arts.

Fairview is situated near top rated Brevard County Schools.
There are currently no houses for sale in Fairview Estates. And, currently there are no houses under contract. Fairview is a well established neighborhood, and typically there is not much owner turnover.
There were no sales in the neighborhood in 2011. However, there were 4 houses that sold between July and December 2010. List prices were between $169,999 to $217,777. Sales prices were $179,500 to $218,500. These were built between 1981 and 1993.
They ranged from 1794 to 1957 square feet of living (under air). Three of the four houses had pools.
And 1 of the houses boasted a three car garage. Many of the homes can accommodate R/V parking.
Fairview is located between the Pineda Causeway and the Eau Gallie Causeways.
A drive to enjoy beautiful Brevard County beaches takes about 15 minutes.
Being in the Lake Washington area of Melbourne it's a short drive across the Eau Gallie or Pineda Causeway to beaches.

of an incredible sunset.

Statistics for Brevard County FL Real Estate, December 2011...
Brevard County FL Real Estate, including single family residential, condo, townhouse and vacant lots:
There were 611 new listings.
There were 376 sold listings.
Average sales price was $133,136.
Average days on the market were 120.
For single family residential units only:
There were 414 new listings.
This is a decrease of 2.82% from December 2010 of 426 listings.
There were 309 sold listings.
This is a decrease of 4.33% from December 2010 of 323 sold listings.
The average sale price in December 2011 was $138,968.
This is a decrease of 5.52% from December 2010 of $147,090.
Average days on the market were 107, a 17.69% decrease from December 2010 of 130 days.
The year end totals for 2011:
6312 new listings compared to 7371 new llstings in 2010
4041 sold listings compared to 3630 sold listings in 2010
The average sales price $145,552, compared to $146,409 in 2010.
The average market time is 123 days, compared to 109 days in 2010.

Brevard County showed a 4.33% decrease in the number of properties sold in December 2011 compared to December 2010. And, we noticed a decrease of 5.52% in average sales price from last year. It appears that we are experiencing a bit of stability in our market. Prices are not dropping drastically as in years past. And, we are finding that properties are steadily moving off the market.
We currently have a large number of investors and some second/vacation home buyers in the market. Buyers still have an interest in relocating to our area because of the Florida sunshine, the Indian and Banana rivers and the beautiful sandy beaches. There are also some nice tax incentives here in Florida. (Please consult a CPA or tax accountant for more info on taxes.)
Today, Brevard County prices are relatively inexpensive compared to neighboring cities in Florida.
