The number of sales closed is very similar to where it was last year this winter. 2010 was a typical sales pattern in for the midwest where the number of units sold rises in the in the spring/summer then fallx off in the fall/winter. 2009's pattern was affected by the tax credit offered.

The monthly supply of inventory is high for both single family homes and condos / townhomes.
Median sales price for a single family home is down 14.6% from 2010.
What we see here is that the percent of ask(list)/close price is lower in the winter months when their are fewer buyer.
