Denver is the proud host for the Democratic National Convention this August. It is projected that there will be a severe housing problem for all of the delegates. If you are planning on being in the Mile High City August 25th-28th, and you don't have hotel reservations, IT'S TOO LATE! Booked, Gone, Later, Thanks for trying! Space is so limited that they are talking about delaying the start of Denver Public Schools academic year, such that they can utilize the facilities, buses, etc. for the convention.
The economic impact of the convention will be 10's of Millions of Dollars, not to mention all the great, FREE, publicity our great city will receive. So a definate feather in the
city's cap. That is, unless you are one of the many people without a place to stay!

Great Deals!!! I've identified a small pocket of Denver area homes, that over the next few years are poised to become HUGE money makers. The commercial development has been going strong for a couple years in the area, and the recent mortgage and housing fiasco, has caused the residential area to suffer badly!
Homes which sold for $120k-$150k two years ago, are now being foreclosed on and liquidated for $50k-$70k! The upside is huge. I predict 3-5 years from now, the values will equal the pre-2006 values.
The pricing is such that any investor can participate. First time investor, buy one or two. For a larger investor, we could package a portfolio of almost any size.
I am representing a buyer who is very well qualified, we have put offers in on 4 homes in the past 3 months. We haven't been able to put any of the deals together due to purchase price.
But Patience in a Buyer's Market is essential to a great deal. We got a call yesterday from an agent with whom an offer was presented a month ago, he asked, "is your buyer still interested? the seller will meet their price." Music to my ears! One call to the buyer and a deal is done!
What a month ago was unworkable, is now a Win-Win! The great game of negotiation.
Some news out that may get the medial to quit reporting only the negative aspects to our economy and housing market.
As a follow up to a post from yesterday, where the comments tended to be more politcal regarding oil companies, and debate over economic theory. I wanted to tell everyone about the impact of the ConocoPhillips purchase of 432 acres between Denver and Boulder, and the potential economic impact.
An article today in the Rocky Mountain News estimates the impact.
"Tom Clark, executive vice president of the Metro Denver Economic Development Corp., said when he spoke to a Conoco person Wednesday, he was told it was premature to give a size to the work force."We're still scoping the project, but you can do the math" to get an estimate of how many people could work there, based on the size, Clark was told.
And the math easily supports well in excess of 10,000 on the site, Clark said.
"This would dwarf any economic development deal in the history of the state."
He said 10,000 jobs there would create another 18,000 jobs for an economic impact of $1.7 billion a year."
The biggest development deal in the history of the state! Love it when the news keeps getting better. Now I'd like to see the media start talking about how this will positively effect the housing market. Maybe it will start getting some buyer's off the fence.
