It's hard to believe, after the Spring we had, to be complaining about the lack of rain around here! The lawns are so dry they crinkle and the flower gardens need the moisture! Finally, there are rain clouds on the horizon and we are getting some precipitation! I only hope that we don't get the two and three inches all at once. It doesn't soak in when that happens- so I would like it to be slow and steady.
My wife and I decided to go look around NM for a few days. I've always loved that area (as well as a gazillion other people). We thought we'd drive around the area and get a feel for the real estate there.
No matter what you may see on this video, these are serious hunting dogs with a bloodline that Queen Elizabeth would envy!

The online bidding went well enough, I suppose. The process is about 80% complete as we await the return documents with the seller's signatures. Interestingly, another agent in our office was exactly where I am right now and was informed they had a better offer and "we need your highest and best"! Keep in mind, we've gone through the negotiations and have delivered the Earnest Money, signed all documents, addenda, etc. She lost the sale. Her clients are rightly holding their hands up and saying "What!?". It makes me wonder about the integrity of all this. She was using a different online system, but I think they may all be the same. Pay attention when the notes say "This house is available and not under contract until the seller signatures have been received."- anything can happen.
Another listing appointment where the seller really didn't want to hear what their house was worth. I could see it in his face when I prepped him for the less than good news and when I heard the fateful words "Well, let me think about it.", I knew it was over. No matter how much we try to get the word out, good people still think their houses have increased in value over the last 3 years. In our little pocket of the economy, that has not happened. I do feel very sorry for those sellers that must sell now- for relocations, etc.- and just never had the time to develop any equity in their homes. Tough time to do that!
