As most Charlotteans know, the Greek Fest is an amazing event, one that we all look forward to each year. For me, it not only does it signal Fall is fast approaching ... but I can't wait to eat some more of the fantastic Greek food they cook up. (The Gyros are my FAV!)

The Greek Fest provides a great family-friendly weekend of entertainment, food and shopping. There are many kiddie rides for the little ones as well. It's a great event that you should not miss. They also provide a Mount Athos lecture by the Dean of Holy Trinity Catherdral, Father Michael Varvarelis. They also have classical Greek culture lectures for those that are interested in learning more about classical Greece. In addition to the lectures, there will be a Greek Cultural Exhibit with one of the largest local collections on display.

And of course the food! ... A taste of Greek tradition. The food is amazing. They have
everything from Gyros, Pastichio, Grecian Baked Chicken and Athenian Baked Fish to
Lamb Plates, Souvlaki and Kota Pitas. And don't forget the fabulous Greek pastries and
the wine tasting of Greece's finest wines!!! There is a full menu on their website if you
would like to plan ahead.

There is also a drive-thru available for quick and fast pickups if you just want to swing
by but don't have time to enjoy the festival itself. They do have a limited drive-thru menu but most of your FAVs are on it. The drive-thru is located on the west side of the Festival
on Winthrop Ave. between East Blvd. and E. Worthington Ave. You must turn onto
Winthrop Ave. from East Blvd. So your approach will be via East Blvd., don't try to take
the side streets because event traffic patterns are in effect.

The 34th Annual Greek Festival is located at 600 East Blvd. at the Holy Trinity Greek Orthodox Cathedral.

Sept. 8th - 11AM to 9PM
Sept. 9th - 11AM to 10PM
Sept. 10th - 11AM to 10PM
Sept. 11th - 12PM to 8PM

Madrona Specialty Foods Opening Hub in University Area of Charlotte NC

The Charlotte Business Journal reported today that Madrona Specialty Foods of Tukwila, WA will be expanding operations to the East Coast by opening a manufacturing & distribution facility in Charlotte.

The maker of specialty crackers, cookies and candies has signed a lease for a 88,000 square foot industrial building on Lakeview RD near I-77 & W. WT Harris Blvd.

The company plans to have the facility operational by August and plans to hire 30 production & warehouse workers immediately. It plans to hire an additional 50 employees during the next 3-5 years.

Charlotte beat out Atlanta, Charleston & Jacksonville for the company's move because of Charlotte's "business-friendly climate, reputation and easy airport access."

Short Sales & HOAs - What Every Buyer Needs to Know

There are many little details that you need to pay attention to in a Short Sale transaction. That's why working with an agent that has experience in this area is very important.

Most condominiums and townhomes will be bound to an HOA, similar to which many single-family homes are. One difference, however, is that HOA for condos/townhomes charge monthly dues rather than annual dues which are typical for most single-family home subdivisions. These monthly dues often cover the maintenance and upkeep of the common areas like pools, fitness centers & clubhouses, weekly lawn care & landscaping, newsletters, master insurance policies for the complex facilities, sometimes even some of the individual unit utilities such as water & sewage.

These monthlies can be a point of concern when it comes to short sales. The monthly HOA payments are not made by the lender on behalf of the seller like one's homeowner's insurance, but are paid directly to the HOA by the seller.

If the condo/townhome seller is being permitted by their lender to short sale their property, the seller must demonstrate a hardship and be in financial distress. Being in financial distress, the seller often will already be in default on their payments to the lender, and as is often the case, in default in making the HOA monthly payments as well. This often results in an HOA filing a lien on the property for the amount in arrears.

This lien must be satisfied before the short sale transaction can close. A good Short Sale Agent will look for this situation at the beginning, and not wait until they reach the closing table. Who is going to pay this amount? ... Well, the seller has no cash to do so, they're in financial distress and short selling their property, remember? So? ... yes, that's right, you Mr./Mrs. Buyer. You will probably have to help pay, or "contribute", some cash to cover some or the entire outstanding amount due to the HOA.

One important thing to keep in mind, even a good Buyer's Agent or Short Sale Agent may not be able to find out how much is owed. The HOA, if contacted, probably will not tell them due to confidentiality. But your agent should be on their toes and should be looking for this.

Important Questions to Ask Before Making the Offer (Short Sale or Arms-Length):

  1. Is there a Homeowners' Association?
  2. Are the HOA dues current or delinquent?
  3. What is the delinquent amount?
