Great news for Ocean Township real estate! Unlike many areas of the country, Ocean Township has seen a rise in sales the past two months. October 2008 actually had 40% more single family home sales than October of 2007. So far for November we're also up 9.78% in single family home sales versus November of 2007. So when people ask have we hit bottom yet, I answer with a confident yes! In Ocean Township there are 12 new listings so far for the month, for a total of 171 homes on the market with an average list price of $535,325.00. Two homes closed so far this month with average sale prices of $435,000.00 and four properties are under contract with average list prices at $412,450.00. For Ocean Township condo's there are 8 new, 2 under contract and one closed for October and November with an average listing price of $347,025.00.

Along the New Jersey Shore prices are holding steady and in many areas increasing. The reason is that people are buying along the Jersey Shore and the demand is strong. For instance many buyers who have large amounts of cash sitting in bank accounts that is earning very, very low interest, have been buying Jersey Shore homes for cash. They are figuring on getting the rental money and the appreciation on the property. They figure the return will absolutely beat whatever they are earning in the bank and they also have the use of the property when not rented. Very smart buyers and investors! Whatever your desire is, the Jersey Shore offers great Real Estate, great family memories and great pricing. There never has been a better time to buy and invest in real estate at the Jersey Shore.

My recommendation to my buyer and investor clients is to be educated about the market you're shopping in. What this means is to be familiar with the towns you're looking to purchase in, know the inventory, get a sense of what a given price range should give you in a particular town or neighborhood, keep track of average prices, list-to-sale price ratios and days on the market. What does all this mean? Do your homework and make sure your real estate agent is on their game to not only find you the best deal but to negotiate the best deal for you. And of course make sure you're working with an experienced realtor who is a full-time professional and knows your market! It shocks me how often consumers entrust such an important financial transaction to agents who are no more qualified than they are except they have a real estate agent's license.

I have valuable recommendations for sellers also. There's NOTHING more appealing in the real estate market, then an underpriced house! Sellers who overprice or even market price their homes often end up making small price reductions again and again as similar homes that are priced lower come on the market. Incremental price drops are signals to buyers and Realtors that a house is "stale" or that something is possibly wrong with it. Try pricing your home 2-5% below market value to gain BIG attention to your home when it hits the MLS. A few selling tips that make a HUGE difference; clear the clutter! Clear off your refrigerator of papers and photos, clear kitchen counters to the bare necessities and make sure "curb appeal" is at its maximum. Make buyers WANT to come in by having an inviting and nicely landscaped yard even in the fall and winter months. Contact me for more valuable tips that help homes sell FAST.

There always seem to be good things happening in Ocean Township that make it a very desirable place to live for people of all ages. Kohl's is anticipating opening their new Rt. 35 south location in the spring of 2009. The Ocean Township museum is now open to the public and on December 6 & 7th there will be "The Story of the Woolley House" for the first time at the Eden Woolley House, 703 Deal Rd., Ocean Township. Plus add your name to the history at the museum by buying a memorial brick to be installed in the phase two installation in 2009. Bricks cost $100.00 and are tax deductible. Our beloved Ocean Township is by no means immune to the economy but don’t ever forget, people will always need places to live and people will always own places to sell - No matter what the media says, no matter how low the market may go, no matter how many banks fail, Real Estate will always happen. Since the Stock Market and the Housing Markets are inversely related, the good news is that with a soft stock market, now is a great time to make solid, logical, long term investment in Real Estate. With so many good deals on the market and a 40 year low on interest rates falling below 6% and quite possibly more over the next few months, wise investors committed to a long term gain and maybe open to rentals, have a great selection to choose from. We need to turn off the television and call a Realtor to show us how our local market is doing. Now, more than ever, is it time to get buying advice from a person committed to Ethical transactions. Real Estate is local and a Realtor and neighbor like me is the best person to guide you through the purchasing process as well as the selling process.

In September, 15 sales closed in Ocean Township, the same amount as in August with a few differences. The average closed price rose by almost $35,000 per transaction, the average list price rose by over $55,000 and on average people are still receiving over 91% of their asking price with average days on market being 87 versus 103 in August. As long as sellers stay realistic in their asking price and are willing to entertain offers and negotiate, things will continue to move smoothly throughout Ocean Township.

First time home buyers can get a $7,500 tax credit. Congress intends for the credit to make housing more affordable. This tax credit is only available for purchases closed by July 1, 2009 so if you’re thinking taking advantage of this, start your search through your agent very soon.
• There are income limits: $75,000 for single purchasers, $150,000 for couples.
• The credit is not made to the buyer in the form of a check instead the credit is an itemized deduction on federal tax returns. Consult with your tax advisor.
• It effectively reduces the purchase price by $7,500.
• The credit is limited to first time buyers.
• The credit must be repaid (at no interest) at the rate of $500 per year for 15 years.
• However, if the home is sold, the seller will not repay more of the credit than they realized in profit.
Recent federal housing legislation did home buyers a favor in high-cost housing markets by raising Federal Housing Administration (FHA) loan limits. If you’re not aware of the term ‘loan limits’, you should be.

Loan limits are the ceiling amount for FHA insured loans which are generally viewed by lenders and Realtors as a lower cost funding option, especially for first time buyers. Here’s why:
• Loan limits have increased to $729,750 in Monmouth County. That’s nearly double the former limit.
• FHA loans require as little as a 3% down payment.
• Credit scores, while important, are not as stringent for FHA loans.
• FHA loans can be fixed rate or adjustable.
When we listen to the media they focus on the negative because it is easy drama. Instead of stating: “The largest single day drop in Market History”, they could have and should have said something more like: “Today was a roller-coaster ride full of excitement with a stronger finish than expected”! Both are interesting and I prefer the latter, unfortunately American media loves the former. Keep up the positive outlook, even if the media won’t! I strongly believe in realism, but there is no advantage in being negative. When the real estate market was at its boom, there were challenges just like this market brings its unique challenges. You have to learn to adapt and keep a positive attitude.

Well there’s a lot going on here in Ocean Township and on the Jersey Shore. For starters it was voted on this morning that yours truly, effective immediately is a Board member of the Ocean Township Chamber Of Commerce. Proudly I accepted and hope to bring a fresh outlook to the Chamber that through the Chamber with the help of other Board members, many local businesses with be able to learn and profit from our knowledge and experience in the near future. I truly enjoy my time spent with the Chamber and it’s members, in addition to the GOTCC being for a great cause, it’s an excellent outlet for networking and meeting influential people throughout our community.

On November 20th, 2008 the Chamber will be hosting it’s 20th annual Comedy Night & Gift Auction scholarship fundraiser. The event will be at the Renaissance at Rt 35 and 1110 Valley Rd. in Ocean Township. Tickets for the show are $35.00 each, 3 TOP comedians will be attending. The Chamber bi-monthly business meeting will be November 14th at Wegman’s on Rt 35 from 8am-9:30am, $10 for members, $15 for non-members.

On November 25th from 5:30pm-7:30pm the Chamber will be having a Business Card Exchange at Amboy Bank at 1910 Rt 35 South in Oakhurst. $5.00 per person.

November 15th at the Stone Pony will be Funktion 11 performing who had people dancing in the streets at the Oyster Festival in Asbury. Tickets are $10 show starts at 10pm.

Two quick food recomendations from me. Viva’s in Belmar, try it, you will NOT be disappointed! Sometimes there’s a short wait at night but trust me the wait is worth it. Also, Mama Chuch in Allenhurst has EXCELLENT authentic Mexican food and only a few blocks to local beaches where you can still enjoy a walk in the nice fall weather…. ENJOY!
