Memorial Day Thanks

Memorial Day 2009. What is this day all about? I'm putting this out a little early hoping you get to see it before the Holiday.

Pretty much everyone gets to have Monday off as a Holiday, some even get paid for the day. Many will get paid "double time" or a higher percentage of their normal pay for working on the Holiday. Flag Covered Casket

If you work at a Hospital, Gas Station, TV Station, Police Officer, Fireman, at a Restaurant, or Retail Store, there's a good chance you are working as well.

If you employer provides energy to homes, telephone service, or emergency Roadside service, you too may have to work. You may not want to work, but you know it is necessary. When you finish your work, you can go home....

Three Groups of Buyers Need To Act, NOW.

I am helping some people make some AMAZING buys right now. Three groups of buyers need to act:

Universe

Moving up. Those that want to move up to that larger home will save a substantial amount of money. Example, if your home is worth 5% less and is now valued at $209,000($11,000 less) the home you are buying is worth 5% less and is now valued at $418,000 ($22,000 less) YOU SAVE $11,000. AND you potentially save Tens of Thousands of Dollars on your Interest rate. Ask me about THE loan type for additional advantages.

First Time Buyers (haven't owned Primary Residence in the past 3 years)THIS IS YOUR TIME!!! The government is offering you $8,000 tax credit! No, this is not common. YOU need to take advantage as this incentive runs out December 1, 2009. Other conditions apply. Call me if you have any questions on how much YOU will receive.

Short Sales take more time than a normal transaction. There is an abundance of paperwork that the lender that is accepting the short sale requires. There are documents that both the seller AND the Real Estate Broker need to Sold! Was a Short Salecomplete. But once the documents are in, you are ready to sell.

Even though there are more short sales and foreclosures in todays market than what is "normal", there areSOLD in Liberty Twp. Ohio 45011 other "normal" sales occurring, every day. Most of my sales, are just that, everyday families and individuals wanting a little larger, smaller, closer, newer home.

Many are wanting to take advantage, take advantage of an opportunity to provide for their family and themselves a home that in the past they probably would not have been able to afford. With the prices of homes suppressed as it is, offers them the chance to make the move, make the move into a home they would have never imagined themselves in at this point of their lives.

What about you?Are YOU thinking about the opportunites today's Real Estate market has to offer you and your family?

SOLD! Finally we closed on this Short Sale

We finally closed on this short sale this week after 5 months. Short sales do take longer, but this one shouldn't have taken this long.

This home was placed on the market in July of 2008. The seller wanted to start at a price higheFront Stepsr that the market suggested, big surprise, but they did have most of the interior of the home painted as I had requested. The home received alot of showings, as a matter of fact, we could have sold the home 2 other times for more moneythan the home ended up selling for. But the seller got greedy. When the offers came in they negotiated just a little but then wouldn't come down any more.

This is a GREAT example of your first offer is usually your best offer. Well then time took its toll, the price reductions began and before you know it they have accepted an offer $20,000 less than the other 2 they had turned down.

The contract was accepted by all on December 17, 2008. We went through 2 counselors at the lending institution during that time period. I won't name the mortgage company on the short but trust me, you have heard of them, they are BIG. The first counselor after we had everything worked out, paperwork complete, etc., BOOM, he's fired, no longer with the company.

KitchenWell you would think that won't affect us right, the new person will simply pick up the ball and run with it. No, EVERYTHING had to reordered, resigned, completed anew. The buyer's were livid, the buyer's agent was livid, the seller was livid, I was livid. The mortgage company did not care. Even after explaining to them that we could lose this buyer, "please look at your file, we will have to reduce the price more and then your company will receive less $$$" My pleas had absolutely ZERO effect on him. He didn't care, it was just paperwork to him. And that was how he got paid was to move paperwork around.

So after months of time, receiving an incredible amount of phone calls from the seller, the buyers agent, the title company, and even the buyer, we FINALLY CLOSED.

Have you ever had a short sale take this long?
