Cape Coral Property Taxes Decrease

Cape Coral Real Estate Property Tax Rates have decreased steadily over the past ten years.

Presently the City of Cape Coral has a total real estate property tax, which includes county, school, and other miscellaneous taxes, that as of today March 24, 2008 average 17.34 per $1,000 of assessed value according to information availabe from the Lee County Property Appraiser.

The specific City of Cape Coral portion for the 2007 tax year was 4.9236 per $1,000 of assessed value. This includes general revenue, debt service, and solid waste taxes.

Property tax rates have decreased a total of 48% from 7.3129 in 1998 to 4.9326 per $1,000 of assessed value in 2007. This is partly to do with the increase in property values over the last ten years also. Annually local governments calculate what is know as the property tax roll back rate. A roll back rate is the millage tax rate a governing body needs to generate the same amount of revenue they did in the previous fiscal year.

The general revenue or general fund portion of the real estate property taxes in the City of Cape Coral for Tax Year 2007 was 4.7698 per $1,000 of assessed value showing a 25% decrease over the past 10 years from 5.9873 in 1998. As values increased the City of Cape Coral did decrease property tax rates.

  • In 2006 the City of Cape Coral decreased the millage rate 8.20%
  • In 2005 the City of Cape Coral decreased the millage rate 4.74%

Florida Real Estate Property Tax Exemptions Most Favorable in Comparison

Florida Real Estate Property Tax Exemptions can be considered the most favorable and arguably better when compared against other states. The State of Florida nears the median for real property taxes in the United States of America. While many critics have said that property taxes in the state of Florida are ridiculously high the numbers show that we rank 22, almost the middle of the road for real property taxes nationwide.

Florida Real Estate Property Tax Exemptions

  • Florida residents are able to apply for the Homestead Exemption that provides a $50,000 reduction on the taxable value to the applicant's primary residence
  • If the homesteaded primary residence has an assessed value of $200,000 and qualifies for the exemption the property taxes would be based on a $150,000 taxable value.
  • Florida residents are eligible to receive Save Our Homes on Homesteaded property. This law places a limitation of 3% on annual real estate property tax assessment increases.
  • In 2009 non-homesteaded property owners including homes, condominiums, and vacant land and other forms of real property are eligible to apply for a limitation of 10% on annual assessment increases.

New Jersey Real Estate Property Tax Exemptions

  • Homestead Credit Program imposes a 4% property tax levy cap on school districts and county and local governments, subject to limited exceptions and adjustments.
  • Qualified residents may deduct 100% of their property taxes due and paid or $10,000, whichever is less for either a deduction or a refundable credit on their New Jersey resident income tax return.
  • Tenants may deduct 18% of rent paid during the year is considered property taxes paid for either a deduction or a refundable credit on their New Jersey resident income tax return.

Connecticut Real Estate Property Tax Exemptions

  • Assessments are made at 70% of fair market value.
  • Annual property tax credit or rent rebate is available to residents age 65 or older.

New York Real Estate Property Tax Exemptions

  • Owner-occupied primary residences exempt the first $30,000 of the full value of a home from school taxes.
  • Owner-occupied primary residences of senior citizens (age 65 and older) with yearly household incomes not exceeding the statewide standard exempt the first $56,800 of the full value of their home from school property taxes.
  • A homestead tax option is available to governing and taxing authorities to establish two separate property tax rates.
    • Lower tax rate for residential property owners (homestead tax)
    • Higher rate for all other property owners (non-homestead tax).

Rhode Island Real Estate Property Tax Exemptions

  • Residents age 65 and older who earn $30,000 or less receive a tax credit of up to $250.

Massachusetts Real Estate Property Tax Exemptions

  • A homeowner may shield up to $500,000 in equity in their primary homestead property from creditors.
  • Residents age 65 and older can claim a credit on state income taxes for the real estate taxes paid during the tax year on the residential property they own or rent up to $900.

Pennsylvania Real Estate Property Tax Exemptions

  • Residents age 65 years or older can receive a rebate of paid property tax or rent paid up to $650 per year. Those eligible must also have income not exceeding $35,000.

Ohio Real Estate Property Tax Exemptions

  • A new (2007) homestead exemption offers eligible homeowners, regardless of income, the opportunity to shield up to $25,000 of the market value of their homestead (a dwelling and up to one acre of land) from property taxation.

Canadian Florida Property Owners Tax Information

Residents of Canada who purchase Homes, Condominiums, Vacant Land, or other real property in the State of Florida are not penalized nor do they receive higher property tax rates for being Canadian nationals.

United States residents and Canadian residents who own property in the State of Florida including those who are primary residents are taxed with the same millage (tax) rates that are set by local governments and other taxing authorities.

Canadians who sell real property anywhere in the United States of America are affected by a Federal Law known as the Foreign Investment in Real Property Tax Act of 1980. This law requires that the sellers pay a 10% tax on the gains from the sale of the property. There are some exemptions that can be researched on the United States Department of the Treasury website.

The confusion with real property taxation in the State of Florida comes from what is known as the Homestead Exemption and what is known as Save Our Homes that only apply to a Florida residents home that is their primary residence.

Florida property owners who are residents of the State of Florida are able to apply for what is known as the Homestead Exemption that as of January 2008 provides a $50,000 reduction on the taxable value. This exemption only applies to the applicant's primary residence. For example if the county determines your primary residence has an assessed value of $200,000 and you qualify for the exemption you would pay property taxes based on a $150,000 taxable value.

Florida residents are eligible and receive the Homestead Exemption on their primary residence also receive what is known as Save Our Homes. Save Our Homes places a limitation of 3% on annual assessment increases on homestead exempt property. The taxable assessed value of the property can then not increase more than 3% or the percentage change in the Consumer Price Index.

Starting in 2009 those who own non-homesteaded property including homes, condominiums, and vacant land and other forms of real property which includes residents of the State of Florida are eligible to apply for a limitation of 10% on annual assessment increases.

Property tax rates in the State of Florida are based on the value of the property and the millage tax rates levied by the local governing and taxing authorities no matter where you live in the world. But if you are a Florida resident you are extended certain property tax exemptions, however these benefits are only available to the primary residence.
