Lutz has a number of inviting options for subdivisions that are not going to weigh you down with the extra fees. Newer communities like Oak Grove with under $15 of monthly fees are a great alternative to New Tampa's weighted down communities.. Older communities have optional or non-existant HOAs...

Though I believe we have finally stabilized from the 2+ year free fall in pricing that we have experienced, I believe it will be a very slow ride back up to anything near 2005-2006 numbers. That being said the inventory reductions and fewer bank owned options are finally giving seller's some hope in this reasonably priced enclave within Meadowpointe.
After 2 1/2 years of a virtual freefall in pricing in Vermillion, I believe we are finally seeing some stability and even some small increases in pricing and interest in the community. This community includes a couple floorplans of pulte townhomes all with 1224 square feet of living space and a small Lanai.
This communities HOA includes water and insurance and an eventual payment under $1,000 is very possible including water, insurance, taxes, principal, interest, and groundskeeping.
A good choice for a firsttime homebuyer...
Meadowpointe has some great possibilities for first time home buyers, and I have seen some rough condition units priced as low as the low 50s....Short sales and bankowneds have been the best buys for the last year, but they are finally running out making it a time to finally start bringing some regular sales at reasonable prices back in to the market.
In Tullamore these homes are created by Mercedes and the price reductions have been quite frankly amazing, but the home design and features tend to impress the first time home buyers and pricing might finally be starting to improve for sellers.
