August 2009 Real Estate Market Report: Timber Pines, Spring Hill, Florida
Timber Pines home sales continued to be strong in August with an 30% increase in closed transactions of single family homes and villas over July. Only two of the homes sold in Timber Pines were corporate owned, foreclosure homes and all others were market sales.
The number of homes under contract in Timber Pines also increased over July to a total of 11.
Overall, the Timber Pines homes sales statistics have remained stable. Although prices have decreased as they have everywhere else, the Timber Pines community is experiencing far fewer distressed sales such as short sales or foreclosures, a big plus for the community and its residents!
Timber Pines is a 55+ Country Club community offering an active life style with several golf courses, two community pools, Activities Center, Clubhouse, Performing Arts Center, as well as many social clubs and events. The community is a gated community with an park-like ambience with 24-hour security.
Timber Pines is located off US 19 in Spring Hill, West Central Florida on the Gulf Coast of Florida, also called the "Nature Coast". Tampa International Airport is just a 45 min drive via the new Suncoast Parkway.

Hernando County Real Estate Market Report: August 2009
The number of Homes for Sale in Hernando County has again decreased. Closed home sales remained stable with just one less sold than in July. The number of homes under contract, either with contingency or pending contracts, increased considerably over last month. Both median and average prices decreased.
Of the homes sold in August 2009, 15 were short sales and 57 were REO or bank-owned properties, and the remaining 108 sales were "regular" market sales.
The lowest sales price was obtained for an older concrete block fixer upper that was a foreclosure home. The highest price was achieved for a 2-story custom country retreat home with 4542 living square foot in the Brooksville Country Club area.
The most sales transactions took place again in price ranges up to $200,000. Total sales transactions break out as follows:
Up to $99,999: 82
$100,000 - $199,999: 83
$200,000 - $299,999: 10
$300,000 - $399,999: 4
$400,000 - $499,999: 0
$500,000 and above: 1

2. Vacant Land
Inventory of Vacant land for sale remained stable. Number of closed transactions nearly quadrupled over July sales. The lowest price of $7,600 was achieved for a 1 acre residential building lot in the Royal Highlands, the highest price was for a 80 acre tract of land that had been listed for $1,200,000.

After a two-month summer break, the Hernando Beach Property Owners Association (HBPOA) is meeting again tomorrow, Thursday, September 3, 2009.
Traditionally, during the September meeting, property owners, members, and guests are treated to an ice cream social following the business meeting.
The meeting takes place at the Hernando Beach Coast Guard Auxiliary, Shoal Line Blvd, Hernando Beach. Doors open at 7:00 PM and the program and meeting begins at 7:30 PM.
