Last week, the National Association of Realtors released June sales statistics. On a national level, existing home sales increased 3.6% in June. In the South, existing home sales increased 4.0%, but still down 3.7% over last June. The national median home price was $181,800 which is 15.4% below June 2008. In the South, the median home price was $163,200 down 11.9% from June 2008.
The light at the end of the tunnel is that inventories are down .7 percent which represents a 9.4 month supply. In other words, if another home was not listed, there would be enough homes to meet demand for 9.4 months. A buyer's market is defined as having six or months of inventory, so we are clearly still in a buyer's market. I have to say from my own personal experience, in some areas around Atlanta, it's getting harder to find homes that meet the demands of buyers. I still believe we will be working in "today's environment" over the next 12-18 months.
So WIIFM - "What's In It For Me?" It's still a strong buyer's market, and buyers are only looking for deals. You can't blame them! If you are selling in this market, you have to be a deal in the buyer's eyes. If you are buyer, the time to buy is now! In some areas, inventories are down so prices will start to inch up. Interest rates are still low and you've to close by 12/1/09 to qualify for the $8.000 federal tax credit. That means, being under contract by 10/1/09 to have plenty of time to address any issues. You should be actively looking now to take full advantage of the tax credit.

Participating Restaurants
Today kicks off Downtown Atlanta Restaurant Week where you can have a three course meal for only $25.00 at participating restaurants. Due to the overwhelming success of past years, this year's restaurant week is actually two weeks and runs through August 9th. This event is usually a sell out so pick a couple of days, a couple of restaurants and start making your reservations now.
Did you know that 26,700 people make Downtown Atlanta their home? There are 23,454 total residential units (existing, under construction & planned) within a four square mile area designated as Downtown Atlanta.
I just wanted to highlight a couple of restaurants participating in restaurant week that are part of a residential building or area. BLT Steak is located in the W Atlanta Downtown building which features the W Atlanta Downtown Hotel & Residences. These luxury condos feature one, two and three bedroom plans starting in the mid 200's to over 3 million.
Right next door at Twelve Centennial Park, you will find the restaurant Room. Twelve Centennial Park offers one and two bedroom units starting in the 130's. This building is still being offered by the developer; however, there are several resale units available as well. Click herefor a list of units available according to MLS.
Right on the southwestern edge of Centennial Park, you will find Ruth's Chris Steak Houselocated in the Embassy Suites Hotel and directly across the street from Centennial Park West Condominiums. A benefit at Centennial Park West is room service is available from Ruth's Chris Steak House. You will find that most downtown residences with a restaurant will offer some type of room service. Currently listed at Centennial Park West Condominiums are one - four bedroom units starting in the low 300's to over 1.5 million.
Finally, in Atlanta's loft district, Castleberry Hill, there's Pachal's Atlanta and No Mas Cantina. Castleberry Hill features unique, residential and commercial loft spaces redeveloped from historic warehouse buildings housing condos, restaurants and boutiques. Money Magazine just released it's 100 Best Small Towns to Live and two Metro Atlanta cities made the list. Peachtree City made the top ten at number 8, and Suwanee made the top 50 at number 35. Way to go!
