Grants for Restoring Historic Homes?

Last week, I had an inquiry from a prospective buyer who wanted to know if there are any grants available for restoring historic homes. I did some research and found a list of grants, loans and tax incentives available on the Georgia Department of Natural Resources website. For the most part, grants are available to government entities, non-profits and commercial property owners. Residential property owners may qualify for tax incentives though. Please keep in mind that any grant or tax incentive is going to have guidelines and restrictions that must be followed to qualify for the program. I thought it was a great question, and allowed me to find another resource for my business.

The Go Green Expo is coming to Atlanta this weekend at the Cobb Galleria Centre. Friday will feature seminars geared toward businesses including green building. Saturday and Sunday's activities are geared towards consumers including greening your home, green living, conservation, residential green building and green jobs. There will be over 200 vendors featuring green products and services, live music, children's activities, hybrid car test drives, food samplings and so much more!

Chamblee Community Wildlife Habitat & Artists in the Garden Tour

The 10th annual Chamblee Community Wildlife Habitat & Artists in the Garden Tour features eight private gardens in the Huntley Hills neighborhood.  All gardens are Certified Habitats with the National Wildlife Federation, which requires that the gardens provide food, water, and shelter for our native wildlife.  Chamblee is recognized by the National Wildlife Federation for having the most wildlife habitats of any community in the southeast. 

The Chamblee Arts Alliance will display artwork in the gardens and there will also be a plant sale benefiting the Chamblee Community Wildlife Habitat. 

Tickets are $10 and can be purchased at the first home on the tour, 3674 Longview Drive, Chamblee.

$1,800.00 State Tax Credit for GA Homebuyers

Last week, House Bill 261 was signed by Governor Sonny Perdue which allows up to $1,800.00 in state tax credits for homebuyers. The credit is either 1.2% of the sales price or $1,800.00 whichever is less and it's claimed on the homebuyer's state tax return over the next three years starting in 2009.

Here are the requirements to qualify for the tax credit:

  • Applies to your primary residence only - can be either a single family home or a condo
  • The property must have been for sale prior to May 11, 2009, and must still be for sale
  • The property must be in default on or before March 1, 2009
  • The property has already been foreclosed on and is held by the bank or mortgage company
  • Homes purchased between June 1 and November 30, 2009 that meet the criteria will be eligible for the tax credit.

    This is a great incentive for Georgia homebuyers especially with the $8,000.00 federal tax credit.
