In the retail business, Christmas is not only a special time of year because of Christ's birth. Christmas is also the most profitable time of year.
In real estate, summertime is our Christmas. More realtors make a majority of our money over the summer. So I always find it valuable to review summertime sales by neighborhood.
Between June and August, 40 homes have closed. The average home was only on the market for 54 days and sold $326,000 or about $102 per square foot. The average home was 3187 square foot.
Home sold from about $180,000 to almost $725,000. Seven Meadows continues to hold values and thrive despite the tough national economy.

Chesterfield has continued to do very well despite a challenging real estate market. Home values continue to increase. One of the reasons is that investors and homeowners looking for sweat equity have bought dated or maintenance deferred homes and updated them.
The most recent example is 22106 Fielder, which was purchased by one of my top investors. This home will be completely remodeled and sold for around $350,000 to $375,000 after completion.
So remember neighbors, your hard work is paying off, Chesterfield continues to flourish.

Katy's growth has largely been driven by master planned communites like Cinco Ranch, Grand Lakes, and Seven Meadows. The community boasts top-notch schools, a state championship football team, great hospitals and fine dining. High end shopping and dining can now be found at upscale shopping centers like La Centera and Villagio.
Still, there are beautiful pockets of Katy that can remind residents of Katy's small town rural roots. Three streets in particular may happily surprise anyone lucky enough to turn onto them. Each of these streets feature homes on acreage and the opportunity to keep horses or in some cases other livestock.
If you turn down Saddlebrook Lane you will find homes that boast horses, fruit trees and even grape arbors. This wonderful street near Falcon Point and Lake Pointe Estates features beautiful country estate homes and beautiful ranch homes on over an acre.
