What’s the difference between $738 and $602 a month?

Many don’t grasp the importance behind dropping interest rates. This has a HUGE impact on monthly payments. And many don’t realize down the roan LOAN ASSUMPTION will be in the buyers favor! Here’s a brief breakdown of everything INTEREST!

What is a PITI payments?

Principle, Interest, Taxes, and Insurance. This is your FULL monthly housing payment.

What are the numbers above?

The numbers above are the Principle and Interest total. Added into those numbers will be your monthly insurance and property tax. Those differ depending on area and who you choose to provide your home owners insurance. Once a property is found, I can better guide you on your full payment!

What is a ‘ 30 year fixed rate VA loan’?

A 30 year fixed rate means that you, the home buyer will be repaying your home loan over 30 years with an interest rate that is locked, and will never change during the course of the 30 years.

A VA loan is the type of loan you are securing. A military member can use the VA entitlement for 2 homes at any given time, and later restore the entitlement to buy more homes later down the road.

How do Interest rates impact my payment?

In 2009 the interest rate was 5.5%, 2 years later interest rates are around 3.75% for a 30 year fixed rate.

In 2009, the Principle and Interest payment would be around $738 a month. Today, that number is around $602 a month!

I was listening to the news this morning and heard a news anchor talking about adding value to your home. A lot of home owners this such things ADD value, when in fact they don’t I had a client posting on Facebook about his vinyl fence he wants to install, and hes sure it will ADD value. People tend to think doing certain things will tack on how much their home is worth, when if fact, it wont! I dug up and article by the trusted HGTV, and I am going to go over what the additions/ changes WILL do!

Side Note: For the Lafayette area in the price point below 200K, a white vinyl fence is out. Unless of course, its solely for your enjoyment!

#20. Add a Home Office

This tip is more along the lines of ‘staging’. Adding one wont add anything to your bottom line. If you can however, stage your extra bedroom into an office, this will add to your homes appeal.

#19 Add a Sun room

The addition to your bottom line is adding the sq ft. In order to make a decision on this one, i would ask a REALTOR to advise you on the expected value per sq ft vs. the cost per sq ft of adding the sun room An addition of a bedroom, i believe, would better impact your bottom line.

#18 Create or Renovate your Master

If your master is out-0f-date or in need of some de-personalization before listing your home. Go for it. Anytime you can bring your home into the now, it aids in the sale. If you do it early on, you can recoup even more through enjoyment!

#17 Add a Family Room

Much like the Master/ office/ sun room addition. If you can affordable add more sq ft, do it. If it means dipping into your garage, don’t You will recoup more money by keeping the garage then by turning into a bonus family room. An average garage in the Fayetteville Area for 200K or less in 10 grand, PLUS buyers prefer a garage!

#16 Get a New Roof

If your roof is in need or repair, its an expense that is sure to strike. If you wait to offer the potential buyers a reduced price, it may be costing you more to NOT fix the roof sooner!

#15 Liven up the Landscaping

This should be my #1. Often times if your yard is lack luster, it will sit. It doesn’t mean you need to go hog wild. Clean it up, add some color and by all means, cut your grass!

#14 Invest in a Major Kitchen Remodel

This is a yes and no, and truly depends. I most certainly wouldn’t recommend a Major overhaul. There is many tips and tricks that you can do to breathe new life into the space. I wouldn’t make it personal nor trendy and I would only recommend spending big bucks in important areas.

#13 Add another bath

Bedrooms, bathrooms and total sq ft is where you home is priced at. If you can add another bathroom in a 1 bathroom home, do it. Be mindful of the finishes and fixtures you use and don’t eat up the garage!

#12 Be sure and Addition Blends

It goes with curb appeal. Don’t add a 1980′s modern addition to you 1800 traditional home!

#11 Install new windows

If your window sills are rotted or your windows don’t shut, it may be time. If you don’t have the new energy star windows, converting wont make you money!

#10 Refurbish the basement

Unfortunately, basements aren’t common in NC. However, if you have an unfinished bonus room: finish it! Of course, being mindful of how you elect to spend your money helps!

#9 Add a deck

I wouldn’t ADD a deck. If your deck is in disrepair, I would most certainly advise in bringing it back to life!

#8 Do a Major Bath Remodel

Bathrooms and kitchens sell houses. Its important to keep the bathroom in the now. Your bathroom should not have an ounce of gold!

#7 Paint, Paint,Paint

Its your home. If you want black walls, go for it. when you go to sell, know that the orange bathroom will be neutral!

#6 Add to the attic

Much like basements, attics are too hot to hang out in!

#5 Build a Second Floor

Once again, if its for you, go for it. I would always recommend asking an agent before you invest in your home, hands down.

#4 Keep Rooms Flexible

This go more for staging You don’t want every bedroom in your home to be baby powder blue or lilac. Yes, showcasing one nursery is fine but you have to allow the buyers to imagine their needs being met in your home!

#3 Revive the Kitchen

YES YES YES. Always hands down!

#2 Make Minor bath changes

Bring the home into the now. Kitchens and bathes sell, spend your money there first!

#1 Spruce up the Siding

If it needs to be replaced, replace it. If your home is an unattractive color, look into investing there. Curb appeal all the way
