Food for thought

Opportunity is missed by most people because it is dressed in overalls and looks like work.

Food for thought

For many people, an excuse is better than an achievement because an achievement, no matter how great, leaves you having to prove yourself again in the future but an excuse can last for life.

Are truly receiving all your email messages?

detureI one of my past blogs I touched on professional emails and presents on the website. In the past I have personally experienced that I am not receiving all of my messages I should receive.

In my case, I only have to blame myself and not an outside email host. I am hosting my own website and email.

There is absolutely nothing wrong with having an email address that belongs to a free email or your Internet provider on the other hand you need to be certain that you receiving all your messages

I am sure you are aware off, that the email provider is not sending you all of the email messages. They have an internal SPAM and email blocker (black list) where some of your messages go to and you never will see them in your SPAM or junk mail folder.

You as a Real Estate Professional need to take personal control over your email in-box and make certain that you do receive all of the messages you should receive.

Not every sender, who you have a working relationship with, will take the time to call you every time they have your email bouncing back to them, especially when it happens more then once.

I hate to see anyone to loose out on legitimate business opportunities with companies that they already have a working relations ship with just because they never receiving the new opportunity announcements due to their email provider.

Indiana real estate in motion

Just recently I ran a market analysis on several neighborhoods and was very pleasantly surprised. It should actually have not come as a surprise but it did anyway

Running the comparison in an very tight area, close to the square footage, style and size of the home I discovered to my surprise that only 1/3 of the homes listed and sold where REO or short sales.

What does this mean to the local market? There is light at the end of the tunnel and the tunnel is getting very close to the end. and it is getting much better soon for the seller of any type of home.

Now just let me give a word of caution. Just do to the fact the market is finally turning does not mean you as the seller, do not have to do everything possible on your end to help sell the home. Selling a Home is a Team Sport. and you have to treat it as such.

Remember....the better your home looks from the outside and inside the better of a price you will receive....

Hoosier homeowners who facing foreclosure have more legal help

July 1st is when a new State law for Hoosiers goes into affect that will help Hosier homeowners that are facing foreclosure.

During the foreclosure proceedings, it will be mandated and required, after July 1st 2009, mediation between homeowners and lenders in foreclosure cases.

Due to job loss and other circumstances central Indiana might see an increase in Foreclosures.

What do you need to do as a homeowner?

I have written about this in one of my previous blogs called Short Sale info for Indiana Homeowners and here I tried to be as detailed as I can in helping you collect all the needed paperwork.

Even so the mitigation is mandated, you as the homeowner still need to do your part, so that the lenders can make an informed decision.

Have your paperwork ready, and talk to you lender before you have to get to the mediation table. Meditation is the last option before you are being foreclosed on.
