This quote was a reminder this morning to look in the mirror first before placing judgment on anyone for their deed's or the lack their off.

Before placing any judgment on anyone, it would be great to learn from their success or mistake of others and maybe to ask this person for advice on a task or to offer support in a gentle manner.

Success does not come quickly, it is hard to achieve and does not come from pushing yourself through a crowed.

It comes from persistence, patience, honesty, integrity and any other positive attributes that might not come easy and we have to fail more often, then we have to succeed.

We learn wisdom from failure much more than from success. We often discover what will do, by finding out what will not do; and probably he who never made a mistake never made a discovery. ~SAMUEL SMILES ~

Just keep in mind, just because you see a rising star it does not mean that the star will turn into a sun. More often, the Start will turn into a meteorite and fall to earth (quote by Bettina Settles)

The Procrastinator's Creed - food for thought

The Procrastinator's Creed:

1. I believe that if anything is worth doing, it would have been done already.

2. I shall never move quickly, except to avoid more work or find excuses.

3. I will never rush into a job without a lifetime of consideration.

4. I shall meet all of my deadlines directly in proportion to the amount of bodily injury I could expect to receive from missing them.

5. I firmly believe that tomorrow holds the possibility for new technologies, astounding discoveries, and a reprieve from my obligations.

6. I truly believe that all deadlines are unreasonable regardless of the amount of time given.

7. I shall never forget that the probability of a miracle, though infinitesmally small, is not exactly zero.

Short Sale or pre-foreclosure

Per the Wikipedia encyclopedia in real estate, a short sale is a sale of real estate in which the proceeds from the sale fall short of the balance owed on a loan secured by the property sold.

A short sale typically is executed to prevent a home foreclosure, but the decision to proceed with a short sale is predicated on the most economic way for the bank to recover the amount owed on the property.

Do I need to sell my home?

Maybe, there are option for you to keep your home but this determination has to be made with a help of a housing counselor and your mortgage company. The mortgage company needs from you certain at-to-date information before they can give you their available options to you and one of the options maybe a short sale.

What is the determination on when your home needs to be sold?

  • Either contact your lender directly or
  • Contact a local housing Counselor to help you with this decision.
  • The housing counselor can NOT direct you to a specific REALTOR to use. You can use any REALTOR of your choice to sell your home

REMEMBER:

  • Contact your mortgage company as soon you realize you have an issue.

  • Do not ignore the issue

  • When you receive mail from your lender, open it. It might be an loss mitigation offer you could miss.

  • Find and read your mortgage paperwork

  • DO NOT PAY any money to a foreclosure prevention company, loss mitigation is FREE to a homeowner, rather use the money to pay your mortgage.

  • When you need to sell the home contact any REALTOR of your choice.

  • A short sale WILL NOT stop the foreclosure process

Can you do business even in a crisis?

Here is a scenario to set the stage.

Your company has been growing and at one point in time, you need to move your websites and your attached back office interface (like office share point) for your agents and office to a larger server. This is to make room for the planned growth of the company.

The smallest detail planed and everything thought of. The new server was ready to handle the load of the move. The move should take at the longest, as long as one overnight outage, no more then 24 hours and planed to happen from a Saturday to a Sunday.

By no later the Sunday afternoon, the move should be complete and the website with the back office interface should again run like a charm.

.....but then sometimes Sunday during the day Murphy moves in and anything and everything that can go wrong, is going wrong and the interface is not up.

Just the public pages of your website are up and running. The agents interface is still in no man's' land and you have been told that this move now could take up to a week, maybe longer.

Here are now some questions to you.

  • When you have everything automated and on a shared server, do you have a plan B, C, D and maybe E and F to keep going and keep your flow of information going so that you do not loose anymore time and possible clients though any transition?
  • Do you have your company information backed up on a separate server in the office or off site?
  • Can you afford to loose several years of business information and still work as nothing has happened?

Women and Divorce

Divorce is a really stressful time in every woman's life, overwhelmed with decisions on child custody, support, property division, and settlement agreements that can leave you disoriented. On top of this are feelings of defeat, anger, and grief as you find yourself battling the very person you vowed to love.

It is important to be on top of everything and work out all the kinks before you divorce so that you don't regret your decisions later. Take control, and don't let fate (or your ex) determine your future.

To be quite frank, getting a divorce may be one of the toughest things you will ever go through. I know from personal experience what an impact divorce has on a woman's life.

I was divorcing my "Prince Charming" in 1998, and I was overwhelmed by all the decisions that had to be made and frustrated by the lack of good advice and guidance I received during the divorce.

Having read a few books that were available at the time, nothing really prepared me for what was involved in a divorce. Not knowing the potential pitfalls, I made my fair share of mistakes (some of which I still live with today).

One of the major decisions that had to be made was with the home and on that part I was glad that I was an active Real Estate Agent at that time. I did understand what my rights and responsibility are even so I was not on the mortgage but the home was bought during the time I was married.

Thanks to this understanding I tucked a few more agreements into my Divorce papers just in case certain events happen while my ex is in possession of the home during and then after the Divorce. The key thing I did was to record all of the extra stipulations; he signed and agreed to, with the counties recorders office. This way anytime there is title search I will show up as a creditor on the title.

Not having a Law degree I wanted to help out in another way and my Real Estate license came in to mind. I can not give you legal advice, but I can let you know what I did to secure my interest in the former family home and you discuss this then with your attorney.
