The October price per square foot for Logan Utah Real Estateis $83. That is slightly up from September's $82 and matches the yearly average at $83 per square foot. The price per square foot has up and down this year depending on how many sales there have been. When Logan Utah homesales are down like in February and March, the price per square foot seems to drop as well. It's a good thing I listened to my Economics professor in college....

Did I Make a Mistake in not going to NAR Convention in San Diego???

Right now I am sitting in an office that seems like a ghost town. About half of my brokerage's agents are down in San Diego bettering themselves at the NAR National Real Estate Convention. I can't help but wish I was down there enjoying the sun and discourses. Here in Logan, Utah it is brisk and cold. We recieved about an inch of snow last evening.

Well I guess the best thing I could do right now is work on getting a listing or finding a buyer and really take advantage of all my compadres being out of the office.

When comparing Providence Utah real estatesales from last year to 2009, it has been somewhat shaky. October has been the best month so far this year and November 2009 is looking to be better than November 2008. The home buyer extension will surely keep Providence Utah home sales on the upswing into April.

Cache Valley Real Estate - $6,000 Utah Housing Bill Passes Legislature

The $6,000 Utah grant money has passed both the Utah Senate and House, and is awaiting the Governor's signature. It is expected that he will sign it without any hesitations when it comes accross his desk.

The money for Senate Bill 260, sponsored by Sen. Scott Jenkins will come from the $10,000,000 that Utah is set to receive for housing assistance from the federal stimulus package. This means the money will be limited, and it is estimated that only 1,600 people will be able to receive the $6,000 grant.

Some important points include:

- Up to $6,000 - which can be applied towards a down payment.
- For new construction only.
- Not limited to first time home buyers, but does allow second, and even third time home buyers the opportunity to receive this money, as long as their home is new construction.
- Income limits are $75,000 for a single person, and $150,000 for married filing jointly.
- Can be combined with the recent federal $8,000 first time homebuyer tax credit.

It is estimated that the job growth and revenue for the state from this program will exceed $27,000,000, so this program will be good for the state all around.

Providence Utah real estate has taken a slight hit from the latest downturn in the economy. Looking at the yearly comparisons from 2007 to 2008, it seems that homes for sale in Providence, Utah have increased, and in turn so have the days on the market. From 2007-2008, the Providence Utah home market's average days on market have increased from 61 to 75 days. This means it is taking an average of 2 weeks longer to sale a home in Providence Utah. The total number of homes on the market also increased from 2171 in 2007 to 2230 in 2008.
