The Providence Utah real estate market has had a slight drop in homes sold compared to last year. Within a year there have been 84 Providence, Utah homes sold. As Spring sets in we are looking for this number to increase substantially. The outlook for the Providence market is looking to stablize, hopefully return to steady numbers by the end of the summer. Providence Utah Real Estate has shown a increase in active homes on the market from previous months. Currently there are 72 active homes in the Providence Utah home market. Compared to last year at this time, the active listings are actually down. It has changed, but not by much. The Providence home market should increse in listings as we get closer to the Spring. When that happens we should be prepared for the water gates to open up and see the active listings stablize and the sold listings to increase!
The nationwide recession has landed on Utah with a lighter touch than the rest of the country, at least so far. A new report shows Utah cities, especially Logan, are among the best places to find and keep a job.
Many businesses are thriving in Logan because of the job diversity.
Logan and Utah benefit from economic diversity. The broader the base, the sturdier it is, and Utah has many jobs in health care, education and government -- sectors that tend to hold their jobs in a recession.
Many economists say the method of collecting unemployment data fails to count many people who are unemployed or underemployed, and it sometimes gives a misleading picture because it lags behind other economic indicators.
The Logan Utah home market is also rising steadily, as well as the Providence Utah home market.
According to Money Magazine Logan, Utah is ranked #3 in best places to live in the United States.
Money Magazine favored communities within 100 miles of a major metropolitan area, with positive population growth since 1990, median housing prices below $350,000, a cost of living no more than 20 percent above the national average, a healthy economy, at least one major college in the vicinity and plentiful recreation, arts and culture.
Logan fits the criteria with its proximity to Salt Lake City, a population of 44,599, 28.6 percent population growth in the last 15 years, a median home price of $205,400 and expected Cache Valley home appreciation of 14.3 percent over the next two years, among other amenities, according to the publication.

No. 3, that is, according to Money Magazine.
The national publication describes the city as a "popular stop-off on the way to Yellowstone" with a major university, skiing, a historic downtown, Logan Canyon Scenic Byway, water sports at Bear Lake and places to "soak in what life was like in the Old West." It ranked Coeur d'Alene, Idaho, No. 1 and Charlottesville, Va., No. 2.
That comes as no surprise to Ann Egeland, who moved eight years ago to the valley from Milwaukee, Wis.
"My husband and I were 51 and we decided we couldn't take the corporate life anymore," Egeland said, "and so we actually plotted out what we wanted to do with our lives. We wanted a town where we could go skiing. ... We hadn't been here, didn't know anything about it."
A professor they knew in Arizona told them about a little place named Logan that was "just gorgeous."
The couple had included Ogden and Pocatello on their list of options and when driving to visit each, stopped off at Logan.
"We came out of Sardine Canyon and we said, ‘This is beautiful,'" she said.

The Egeland couple moved to nearby North Logan. Now, Ann's husband, Lelund, skies all winter and fishes all summer. She stays active in the Presbyterian church, playing the bells and singing with a community choir. She's also on the board of directors for the Women's Center at Utah State University and belongs to a quilt guild. In addition, she and her husband enjoy camping in nearby areas like Yellowstone and Moab.
"When I first came here I thought - well I was on a pity trip - I thought I'll never get to know anybody, poor me," she said. "And so I went to the Sports Academy and joined a water aerobics class that happened to be older ladies. These ladies were just so fun and welcoming."
Egeland said she told the group she loved to sew and a new friend asked, "Are you interested at all in the quilt guild?" Another water aerobics friend suggested other community activities.
About two years ago, Egeland also volunteered at Cache Valley Visitors Bureau and eventually was offered work there as a part-time assistant. She does the walking tours of downtown and helps with computer work.
One major advantage of Logan is that taxes are significantly less than in Wisconsin, Egeland said, adding that it's also the right size.
"I feel safe and I feel like I'm part of a neighborhood," she said. "You know Logan has one of the lowest crime rates in the nation and I think part of that has to do with the fact that we do have a religious-based valley in which there are neighborhoods and people watch out for each other."
