South Berwick Maine Real Estate Market Report - Q1 2008

Welcome to South Berwick

South Berwick Maine, home of the Strawberry Festival the end of June. This is an outstanding local event. Lots of activities and food sales put on by local non-profit groups - a real down home festival. A great way to help support the local little league, soccer groups, boy scouts, etc. And in my favorite way of supporting - by eating! A good number of crafter's also make this event worthwhile. The strawberry shortcake is piled high on biscuits from Fogarty's and real whipped cream. I like to eat one helping of shortcake before going to find other snacks like lobster roll or shish-ke-bab and then come back for a second helping!

The winter market was very slow this year with only 7 homes sold in South Berwick. Last year there were 14 homes sold during the same period of time. But the good news is that 11 homes are curently under contract. Also, the average sale price increased this winter over last winter - it was $229,827 in 2007 and $266,377 in 2008. But it did take 19 days longer on average to sell a home - 120 days vs. 101 days.

There are currently 52 homes for sale in South Berwick Maine, raning in asking price from $118,900 to $499,000.

York Maine Real Estate Market Update Q1 2008

York Maine is home to my favorite beach - Long Sands and my favorite summer restaurant - The Goldenrod. I am already thinking about Deviled Egg Sandwiches with Bacon and a Chocolate Frappe. Pretty soon the saltwater taffy machine will start shooting out the best taffy on the coast. My favorite is the Peanut Butter with Molasses coming in a close second. The wide variety of chocolates and fudge is worth gaining a few pounds for! Just thinking about Almond Butter Crunch starts me drooling. Just remember to bring your quarters - those parking meters are unforgiving when it comes to "Time's Up" and the ticket comes quick!

There are currently 269 homes on the market in York with asking prices starting at $92,000 and ending at $8,950,000. York has a wide variety of homes - from summer condos near the beach to year round antiques to spectacular ocean front mansions. This is the time of year to look in York before the summer tourists arrive. York is the perfect town for a vacation home and also a great town to live in year round.

During the first quarter of 2008, 31 homes sold. This is less than last year when 43 homes sold during the same period of time. However, there are now 38 homes under contract - which shows a strong Spring market going on. Plus the average sale price has increased from 2007. In 2007 the average sold price was $521,644 and now in 2008 that average sold price is $572,693. That computes to a 9.7% increase in sales price. Days on market have remained about the same - 147 in 2008 vs. 143 in 2007.

Eliot Maine Real Estate Market Update Q1 2008

 The winter market in Eliot Maine was slow in regards to total units sold. In 2007 there were 16 homes sold during the first three months of the year, in 2008 only 9 homes were sold. Currently there are 13 homes under contract. This shows me that the snowy winter may have played a large part in the reduction of total sales.

Also, the average days on market have dropped from 128 days to sell a home in 2007 to only 99 days to sell a home this year. This is great news as it means homes are selling a month faster than last year. Buyers have been active this month- now that it is not snowing every other day.

Currently there are 50 homes for sale in Eliot and the range in asking price from $149,900 to $3,500,000.

Stratham NH Real Estate Market Update - Q1 2008

Barker's Farm Sign by Shannon Aldrich (c)Stratham NH is home to the Annual Stratham Fair put on annually by the Volunteer Fire Department. It is an event not to be missed at the end of July. 4H exhibits, Horse Pulls, Miss Stratham Fair, great sandwiches from the volunteers and carnival rides. What more could you want for a summer evening.

There are currently 88 homes for salein Stratham ranging in asking price from $79,900 to $849,000. In the beginning of this year 17 homes were sold. This is down from 2007 when 24 homes sold but we also are seeing another 17 homes currently under contract.

The average days on market in Stratham have dropped dramatically during the first quarter. In 2007 it took an average of 209 days to sell a house and now that number has decreased to 140 days. That's an improvement of 2 month and 1 week! The current average sale price in 2008 was $326,205and in 2007 that number was $377,205. That shows the market being more reasonable and that homes that are priced well are still selling.

Stratham is home to 7,170 residents and is comprised of 2,774 homes according to the 2006 Census. Other highlights include fresh produce at Barker's Farm and education at The NH Technical College.

Exeter NH Real Estate Market Update - Q1 2008

 Exeter NH saw a 9% increase in average sales price during the first quarter of 2008. The average sale rose from $300,717 in 2007 to $329,404 in 2008. That's the good news - now here is the challenge. 28 homes sold during this period which is down by 28% from 2007 when 39 homes were sold during the same three months. The other good news has to be that there are currently 17 homes under contract. So we could be seeing a result of this year's challenging and snowy winter.

The average days on market have also increased by 18 days. In 2007 it took an average of 178 days to sell a home in the first quarter and we are currently at 196 days.

Every town is different - there is no "National Market" and from these reports you can see that each town is an entirely different market. One town can be up, stable or down and the next town over has an entirely different scenario. Exeter NH is the 18th largest town in New Hampshire with 14,754 residents and 6,563 housing units according to the 2006 Census. It is the home of Phillips Exeter Academy.

There are currently 154 homes for sale in Exeter NH - that represents 16.5 months of inventory. That is definitely a Buyer's market and Seller's must price their homes according to what the market will bear. After all a home is only worth what a Buyer is willing to buy it for and what a Seller is willing to sell it for. Homes in Exeter are currently ranging in asking price from $169,900 to $1,999,000.
