North Hampton NH was first settled in 1639 and was known as North Hill Parish, a part of Hampton. In 1738 North Hampton became a town of its own. There are currently 4,553 residents and 1,917 housing units according to the 2006 Census.
During the first three months of 2008, 9 homes were sold which is a large change from 2007 when 20 homes were sold. This is a decline of 65% total units sold. Now I have already mentioned the record snow falls this year. So we will have to see what happens during the Spring market in North Hampton. The average price of homes sold in 2008 was $555,241. In 2007 the average price during the same period of time was $500,105. Days on market have also increased this year - 222 days vs. 169 days in 2007. Greenland NH is just west of Portsmouth on Rte. 33. This town is home to the oldest brick house in New Hampshire. Built by Captain Samuel Weeks in 1710 it survived the earthquake of 1755 with some cracks in the 18" thick beams that supported the house. The bandstand pictured here is located in the heart of the commons right where it intersects with Post Road.
Greenland NH is home of 3,384 people and has 1,364 homes according to the 2006 Census. This small town consists of 10.5 square miles of land and 2.8 miles of inland waters. It borders Great Bay and Winnicut River flows through it.
During the first quarter of 2008 there were 8 homes sold in Greenland. In 2007, eleven homes sold during the first three months of the year. However, the average sale price in 2007 was $330,034 and in 2008 that average rose to $459,655! We have also seen days on market drop from 133 to 76! That means houses are selling in 2.45 months! That's a big difference from 2007. It definitely puts Greenland NH in the fore front of desireable locations to live in. More of a definite Seller's market than a Buyer's market. Homes that are priced correctly will always sell.
There are currently 36 homes for sale in Greenland ranging in asking price from $249,900 to $782,000. And 5 homes are under contract and waiting for their closing day.

When I think of Hampton NH, it is the beach that forms my memories. Going on vacation with my Mother and Grandmother Helen to enjoy the boardwalk fry doe and the large expanse of white sand. One of my earliest memories is the statue of a woman as she looks out to sea. This is the New Hampshire Marine Memorial to sailors lost at sea. Alice Cosgrove created the sculpture from 17 tons of Vermont Granite. The base of the statue reads "Breathe soft, ye winds, Ye waves in silence rest." Part of a poem by John Gay.
Hampton sold 36 homes and condos in the first three months of 2008. This is in comparison to selling 46 during the same period of time in 2007. This equates to a 22% decline in total units sold. We also saw a record breaking winter for snow fall. We will have to wait through second quarter to see if this is a continuing trend or a function of the winter market.
The average sale price for 2008 was $318,452 - which is a 4.8% increase over the $303,740 average sale price seen in 2007. Days on market have increased slightly in 2008 - 172 average days on market vs. 166 in 2007.
There are currently 302 homes for sale in Hampton NH ranging in asking price from $149,900 to $1,795,000. And the excellent indicator of the increasing activity in this real estate market is that 31 homes are under contract as of this writing.
Hampton is a wonderful town for year-round or summer residents. There is quite a lot of diversity in the types of housing available from beach front to upscale condos to traditional homes.
