 This is a great statement that summarizes my weekend!  Basically if it could, it did... However I tried to put the craziness aside and enjoy myself.

I was over visiting some family in Palm Coast Florida when I found out we had plans to go and see Elvis,

Randy Elvis Fillipi that is.   My in-laws are huge fans and have talked about seeing "Elvis" many times. 

I am a fan of The King's music, but have never seen an impersonator.  (Nor thought I would want to...)

Well I have to say that it was so much fun you cannot imagine!  This is not something I would have ordinarily ever done and that made it even better!  I did not realize how stressed out and tired I must have been until I spent an evening laughing and relaxed.  

I am sharing this to let you know you too might need to take some time with the people you love and do something silly.  Just turn off the news, step away from your desk, and have some FUN.  I bet like me you need it more than you realize.

I recently had the pleasure to preview many waterfront condo listings located in the Moorings.  Many of the properties I visited had deeded docks or had docks available for lease. The prices for this preview ranged from $399k - $600k.  Some had terrific views and many had attractive prices.

The nice thing about some of these listings is that they had been updated.  It was fabulous to find some had granite, new applicances, nicely pointed bathrooms and neutral tones.  A few were furnished aka turnkey which is another nice option ( depending on the furnishings of course) for those who want to move right in or buy and take advantage of the rental season.  Some even had tenants in place for season. ( instant income).

The Moorings is good option if you like both North Naples ( Waterside Shops, Mercato etc.) and Olde Naples ( Fifth Avenue , Third St) because it is centrally located .  The Moorings stretches from 41 to the Gulf of Mexico and  if you like to boat, fish, or enjoy the beach, this may be the place for you. There are plenty of single family homes available in the Moorings , many with waterfront access too.   Waterside Pool

   If you are a boater you have a few considerations ... do you want a bridge free access to the Gulf through Doctors Pass?  Do you have the need for a deeded dock or could you get by with a lease?  The cost of leasing is different for many condos and can run you $40 a month , $400 a year , $1200 a year... it just depends.  Some associations also may not have a dock presently available and finally you need to think about what you'll do with your boat when your not here? 

There is a lot of inventory to consider so please narrow down your lifestyle wants and needs. Ask yourself what you are willing to compromise on and what is a must have.

So how is our market feeling?

It seems the temperature has risen just a bit. We are in no way near feverish but there are some eyebrows raised, a few thoughts about where this is going. I continue to receive calls from folks who tell me they are thinking prices are right and real estate is where they want to put there money! Here are the highlights of the latest Naples Area Market Stats...

CLOSED

• Closed units are up this September 40% over last
• Year To Date closed units up 16% over the same period in 2007 (YTD).
• Closed Units under $250,000 are up 109% over September 2007 ( YTD).
• Sales under $500,000 ( YTD ) denote 72 % of all closed sales. This is the only price section that shows an increase over 2007

Pending Sales

• Pended sales continue to rise in many areas
• over $2 million for September is where it was last September ( but behind for the year) 337 YTD $2m+ September 2007 vs. 244 YTD $2m+ September 2008.
• The $1million dollar price range for September 2008 showed more activity by two sales then last September.

New Listings

• New listings are up for September 2008 by 4% over September 2007.
• Inventory remains at it's greatest in the $500k or less price point . This includes both condo's and single family homes.
