For several years, there has been a controversy around the possibility of draining an additional 50 million gallons a day from the St. Johns in Seminole County FL to assist water shortage in Central Florida. The eventual goal for Central Florida is 200 million gallons a day from the St Johns and Ocklawaha Rivers.
The St Johns River is 310 miles long, flowing north from Central Florida and draining into the Atlantic Ocean in Jacksonville FL. It passes through 14 counties on its journey. In Orange Park in Clay County FL, the widest point is 3 miles wide in the area of the Buckman Bridge.
An Administrative Law Judge ruled in favor of Seminole County and a hearing is scheduled next month in Seminole County.
Friends of the St Johns River, St Johns Riverkeeper, Friends of the Wekiva, the Sierra Club, and other groups oppose this. The potential for an imbalance of salt and fresh water in the rivers and the damage this could do to the species and vegetation in the river are a great concern for these groups.

Whole Foods is now open in the Jacksonville FL area of Mandarin on San Jose Blvd!
Shoppers from Orange Park and Fleming Island in Clay County are now only 20 minutes away from one of the best grocery experiences in the country. The Texas-based chain has continued expansion and success despite a trying economy due to its focus on locally grown food and many organic and upscale selections as well.
Fresh Market has been down the street on San Jose and at Ponte Vedra Beach for several years, but this is the first Whole Foods in our area.
Whole Foods combines the best of a natural and organic food experience (including a Vitamin/Supplement area) with choices for the sophisticated palate as well. The Gelato was too beautiful to resist and their selection of organic meats and produce is impressive. The 50,000 sq. ft. store is housed in a former Publix building shopping center that was developed in the 1970s.
The oranges in the sign below were grown at Eagle Nest Farms in Crescent City, FL. They are organic Navel Oranges.


The Produce Department greets you at the entrance. Rows of gleaming citrus and vegetables are available for your selection.
The Juice Bar is just beyond the Produce Department.
The building makes use of natural light filtering in from windows near the ceiling which makes for a very pleasant, laid back setting.
There are 6 to 12 chefs working in the kitchen of Whole Foods to prepare gourmet bakery/deli/take out foods for customers. Fresh Sandwiches and a Salad and Soup Bar are also offered.
A line of natural pet foods is also available.
The San Jose location just across the Buckman Bridge from Orange Park is a central location for the entire Jacksonville area. Take the San Jose exit off I-295 and head north. Whole Foods is in the first shopping center on the right hand side. If you're coming from I-95, head west on I-295 and take the San Jose exit just before the bridge.

What? A Realtor telling a Seller to get their home off the market? Not convincing them to "List with me?"
YES. If you don't HAVE TO SELL your home right now, this is not the time to test the market. Unless you are ready to price your home for market value TODAY and not market value a year or even two months ago, then please don't add to the glut of homes for sale.
Why, you ask?
1. Jacksonville has 12,937 homes on the market, down from 14,081 in September 2008. 11,257 are single family homes. 1,076 are townhomes. The rest are mobile homes.
2. 841 single family homes sold August 1 through Sept. 30. 726 sold November 2008 and 571 sold Jan. 1-24, 2009.
3. That's a 14-22 month supply of homes, depending on the month. A balanced market is 3-4 months.
If we reduced the inventory by even 25%, then we would have a 10-17 month supply. If we reduced it by 50%, we would have a 7-14 month supply, even better. We would be working our way back to a normal market.
New Home construction starts reported that new home starts were at 1945 levels for last August. That's right, 1945. That means the builders have gotten the message and slowed to a turtle pace.
Now we need your help, Mr. and Mrs. Seller. If you can't or don't want to compete with the short sale down the street, then do our economy a favor and bow out gracefully. We won't mind. In fact, everyday our brokers are asking us to give back listings that aren't going to sell because they are overpriced. They know the key to stabilizing home prices is reduction in inventory.
So please do a service for your community and for yourself. Take your home off the market and check back with us in a year or two. The market correction cycle will be behind us.
How do you know if you should take your home off the market?
1. You hear your agent's recommendations for pricing and conditioning your house to sell, but you don't want to price it that low and/or you are unable to condition your house for maximum appeal. This could mean staging, painting, repairs, landscaping, decluttering, etc.
2. You really don't have time to prepare the house for showings.
3. You really don't need to move and only want to sell if you can get a certain price.
4. You haven't had a showing in a month and you just can't bring yourself to adjust the price or condition.
5. You haven't ever had a showing - hello, the market is speaking!
If we ever want to see another Sellers market again and we know you do, Mr. and Mrs. Seller, then we must work through the foreclosures and short sales that are coming on the market. Until we do, you aren't going to like the listing price any of us who are truthful recommend.

So just what does it take to sell a home in Eagle Harbor on Fleming Island these days? Of all homes on the market, only 99 sold in 2008.
Buyers prefer homes with upgrades and over 30% had a lot with a view.
26 homes - granite or solid surface counters
15 homes - stainless steel appliances
23 homes - hardwood flooring
6 homes - swimming pools
34 homes - lots with a view - golf course, lagoon, conservation or a combination of the three.
80% of the homes sold had one or more of the above features. Only 20% sold with no mention of upgrades in the MLS Remarks.

8 homes were new construction. All the new construction homes sold were built in 2007, none in 2008.
12 homes were Corporate Relocations and 2 were Corporate-owned.
5 homes were Short Sales (sold for less than the amount of the mortgage) and 2 were REO (foreclosed and owned by the bank). So, 7% were Short Sales/REO.
Over 75% of all transactions were conventional or cash.
The least expensive sold: $164,900, 1472 sq. ft. in Brookstone - an Estate Sale. This was also the smallest home sold.
The most expensive sold: $875,000, 4,256 sq. ft. in Daniel's Landing, a community with private docks.
The largest home sold was 5,367 for $699,900 in Autumn Cove. This was also new construction.
The average original list price was $360,054.
The average listings price at time of contract was $342,014 (6% price reduction from original list price).
The average sold price was $321,676 (89% of original list price; 94% of price at time of contract).
The average home sold was 2,494 sq. ft., 4 bedrooms, 3 baths.
