MoJo Smokehouse BBQ & Blues opened this past Spring and it has been a big hit with people in our office. They have real Carolina BBQ and they even serve Cheerwine! The quality of the food is great and the interior has more atmosphere than your average strip mall restaurant. The fare here is a cut above the average Jacksonville area BBQ place.

Fleming Island FL The Pita Pit

Pita Pit is a healthy alternative for waist-conscious diners. Their fresh ingredients are very tasty. Our 15-year old and his friends love eating here. They are all very health conscious and picky about their food and this place has a thumbs up from them.

It is between MoJo and Hurricane.

Fleming Island FL Hurricane Grill & Wings

Hurricane Grill & Wings is a popular place. My son and his friends like this place, too. They have TVs so you can watch the game while eating before or after the movie.

Mellow Mushroom is a pizza place that originated in Atlanta. I can remember the original Mellow in Buckhead and it's hard to believe that small Fleming Island FL Mellow Mushroomplace has become a chain and gone 'upscale' from its humble beginning!

There is a large outdoor seating area that you see in the front. It's very popular.

Fleming Island FL Grassroots Natural MarketGrassroots Natural Market is a lifesaver for those of us who like organic food and snacks! It's a health food grocery store and we are so glad they are here.

JUST ACROSS THE STREET THERE ARE A COUPLE MORE CHOICES.

Sonic Drive-In has waitresses who serve you on roller blades, for real! It's a real drive in restaurant right across the street from the theatre. The Fleming Island FL Sonic Drive-Inmenu is what you would expect to find at an old fashioned drive-in, hamburgers, hot dogs, dozens of milk shake flavors. I'm sure this place will be hopping when the theatre opens.

Fleming Island FL Blue Grotto Trattoria & Pizzeria SignBlu Grotto Trattoria & Pizzeria - Owned by Manny Sarnelli, son of Rosaria and Antonio Sarnelli of the well known Sarnelli's Ristorante in Orange Park, this is true Italian cuisine. When you enter, you feel like you are in a grotto. The restaurant is tastefully decorated, and the food is outstanding. What else would you expect from the Sarnellis? Manny opened a deli when Eagle Harbor was first developed, closed it and went back to work as Chef at his parent's restaurant. Now he has opened Blu Grotto and we are so happy to have him back on the Island!

FLEMING ISLAND CARMIKE CINEMAS THEATRE OPENS SPRING 2009

Fleming Island FL Carmike Cinemas Movie TheatreFleming Island FL is growing up. In just a few months, our new movie theater opens. . O'Connor Development negotiated with Carmike Cinemas, whose headquarters are in Columbus, GA, to build a 12-screen, 42,000 square-foot theater complex on Town Center Boulevard just south of the intersection of East West Parkway.

Carmike Cinemas has over 250 theatres in 36 states across America, specializing in communities of 100,000 or less. According to their website, they are leaders in digital cinema and also 3-D cinema. For more information about Carmike, visit their website at www.carmike.com.

Right now we still have to go to the Orange Park Mall (one of the 50 busiest theatres in America) or to the 3-screen Clay Theatre in Green Cove Springs, but soon we'll be able to be at the movies in 5 minutes!

WHAT IS A SHORT SALE AND WHAT DOES IT MEAN TO SELLERS AND BUYERS?

What is a Short Sale

What is a short sale?

This is a question asked often on listing appointments and when working with Buyers. While anyone in the Real Estate/Finance industries understands, we find about 4 out of 5 people don't know what a short sale is.

Short Sale - When a person owes more on their house than it can be sold for, they are going to sell it "short" of what the mortgage is. This is a Short Sale.

For example, they paid $340,000 and owe $330,000. Values have declined 15+% in our area in the last two years. The house is valued around $289,000. They will be selling $41,000 short of what is owed on the house, plus their fees to sell.

Buyers who want to take advantage of short sale prices must be willing to wait a month or more for an answer and another month or two to negotiate and close. The Seller will sign the contract, but third party approval is necessary. It is important to work with an agent who is experienced in this type of transaction. Banks have a different way of negotiating a contract, and very specific guidelines must be followed.

There are two types of short sales -

1. The owner is making the payments.

2. They are behind or have quit making payments. If they have quit making payments, the house will go into pre-foreclosure. When a house is in pre-foreclosure, there is a timeline as to when it will have to sell or be foreclosed. This varies from state to state but in FL, it is a lengthy process.

WHAT THIS MEANS TO A SELLER:

If you can sell the house as a short sale before it is foreclosed, then you will have a negative entry on your credit for about 2 years. If you choose to let the house go into foreclosure, there will be a negative impact on your credit for 4-5 years.

Some people think bankruptcy is the way to go, but be aware that it will remain on your credit report 7-10 years.

A Seller can opt to pay the difference between what is owed on the mortgage and the sales price. This is the best route if the Seller is financially able, as there will be no negative effects on the credit score and they can take advantage of today's low rates and great prices to purchase another home. In other words, what they lose on the sale of their house, they will make up on their new purchase.

Here is an example from a Seller who bought a new home and actually brought some money to the closing table.

$285,000 Original List Price

-$239,000 Actual Sales Price (82% original price)

$ 46,000 net loss on sale

Look what happened:

$620,000 Contract price including upgrades

-$570,000 Appraisal comes in lower than Contract

$ 50,000 savings

$ 15,000 extra closing costs builder agrees to pay

$65,000 savings on house purchase

-$46,000 less net on sale of house

$19,000 gain to Seller on Purchase of new home

WHAT THIS MEANS TO A BUYER:

Short sales + low interest rates mean some of the best values in years. Interest rates are the best in 30 years. Buyers who were priced out of the market can now make some astounding purchases.

Winter on Fleming Island Florida - Some trees lose their leaves but many stay green. We enjoy fires when it's chilly, but it can be 80 degrees any day. Our most challenging weather happens June-November. Winter is a calmer, drier season for us. The water, sun and sky are gorgeous year round.

The St Johns River/Doctor's Lake is 'brackish' so salt water creatures make their way out to Fleming Island. You can shrimp off the dock even this far from the ocean. Manatees love to hang out around the docks on the river until about October, then they head south for the winter.

The golden hour is my favorite time to take waterfront photographs. If I painted, it would be my favorite subject. The St. Johns River is three miles wide where we live, and Doctor's Lake, an inlet, is four miles long and over a mile wide. Swimming Pen Creek empties into Doctor's Lake. These are three of the four bodies of water that surround Fleming Island where we live.

Okay, I love to shoot daytime shots, too. The crisp air, flowing water, who can resist? The river is three miles wide here and the Buckman Bridge, eight lanes wide, is high enough for small cruise ships to go under. Behind the bridge you can see Jax Naval Air Station. This shot reminds me of Winslow Homer because he liked water and sailboats as well.

The beauty of the waterfront is a constant wonder to me. I never tire of looking as I drive over a bridge, walk down a dock or ride on a boat. Some days it is gentle, a sea of glass. Other days white caps threaten small craft. The river shifts from blackish to blue, to pink, depending on the cloud cover. It is always changing.

Life is great on Fleming Island, especially in Winter.
