Whereas the actual sold PRICE has dropped slightly, the MAJOR item of note is that Hackensack only had ONE HOME sold this January, compared with 23 sold in January 2008 !!!
That is a major difference.
This is clearly a factor of the continued slow down in market activity, and Hackensack has been hit worse than almost every surrounding town with it's decline in its SOLD units.
As of today 2/28/09 at 6pm, there are 313 homes for sale in Hackensack.
Their prices range from condos and co-ops in the $100K range, to Single family homes ranging from $169,000 to $1,150,000 - the median LIST price is $349,000.
Of these, 89 are single family homes, and 40 are 2-Family homes. 184 are Condo/Townhomes or co-ops listed on the NJMLS.
Hackensack offers good accessibility to New York City via many major highways or public transportation including its in-town train station.
Clearly there is a huge over-inventory currently in Hackensack, and subsequently, the listings have become extremely competitive in pricing nature.

The difference in SOLD prices from last January to this January has dropped in line with market reductions in neighboring towns. The actual number of homes sold is almost identical for Jan 08 to Jan 09. But the major house value reduction across the board has made the current list prices considerably lower than 12 months ago - and subsequently more attractive for buyers looking to move to the town of Teaneck.
As of today 2/19/09 at 12 noon, there are 257 homes for sale in Teaneck.
Their prices range from $189,000 to $2,950,000, and the median LIST price is $399,000.
Of these, 211 are single family homes, and 12 are 2-Family homes. There are currently 34 Condo/Townhomes listed on the NJMLS.
Teaneck offers a terrific location for those needing or wanting to be close to Manhattan, as there are many ways to access New York City via major highways or public transportation with buses or trains.
