Again, Hackensack year over year stats are almost identical to last year, except as the trend continues, the list prices have come down considerably overall.
As of 8/19/09 at 7pm, there are 304 homes for sale in Hackensack.
Their prices range from condos and co-ops in the $100K range, to Single family homes ranging from $159,000 to $1,150,000.

Hackensack year over year stats are very similar to last year, except the list prices have come down considerably overall. This is clearly a factor of the continued slow down in market activity, and Hackensack has been hit worse than almost every surrounding town with increasing inventory.
As of 7/19/09 at 7pm, there are 301 homes for sale in Hackensack.
Their prices range from condos and co-ops in the $100K range, to Single family homes ranging from $137,000 to $1,150,000.

Dumont has held pretty strong again for the month of July with 17 homes sold, compared with 9 this time last year.
One of the reasons Dumont has been pretty resilient to the market downturn, is is school system, its taxes, and its ease of commute to NYC.
As of 8/18/09 at 9pm, there were 63 residential homes for sale in Dumont.
Their prices range from $229,000 to $575,000.

Even with the downturn in sales across the country, Dumont has held pretty steady, selling exactly the same number of homes in '09 as it did in '08. Even the list and sales prices are very similar, which is not like many surrounding towns, who have seen a dramatic decline in list and sales prices.

OK, what the heck does that mean !
Well, Realtors should certainly know this !

We are often the central nucleus and 'Go-To Guys' for our clients for 'everything home' .... and that means every time a buyer or seller needs a product or service for their house - plumber, electrician, wood floor finisher, mason, landscaper, roofer, granite counter installer, house cleaner, furniture supplier, painter, heck even dog walker ! - they often make that call to their trusted Realtor to see if they 'know' someone they can 'refer' to them to perform that service they need.
You see it goes back to that 'comfort level' again, of 'why people do business with people' !
You yourself I'm sure would much rather do business with someone you have either 'had a good experience with yourself' or if someone you trust has had a positive experience with that person - as opposed to simply picking someone out of the yellow book !
When you are a part of these groups on a weekly basis - you start to learn more about dozens of other representatives from different services - the plumbers, electricians etc ...
And if they consistently get good testimonials for their work from others in the group who have used them, then you are going to start to develop a confidence, that if or your client needs their service, you will be comfortable referring them.
Because it creates more value for YOU to that client !! That client now trusts you for more than just finding or selling their home - which in turn makes them feel even happier about you as a whole, and even more likely to RAVE about you to someone who they hear is looking to buy or sell a home !!!!!
