Growing up I never camped. However when I married my husband I started camping. At first I couldn't sleep because I was so scared a bear was going to come in our tent. I would change my clothes right before bed because I was afraid that the bear would smell the smoke from dinner on my clothes and think I was food. LOL! Times have changed. I am lucky if I change my clothes the 3 days we stay. I don't care that I didn't get a shower the whole weekend and I don't wear make-up all weekend. I have only camped in 2 different spots. Pueblo resevoir and Eleven Mile Canyon. My favorite.... Eleven Mile Canyon...
Eleven Mile Canyon is right below Eleven Mile Resevoir. I don't know of any other places you can have rocks to hike up 10 feet to your right and a river you can tube on and fly fish on 10 feet to your left. I absolutely love it. The view is just absolutely amazing to wake up to. They do have bathrooms there, but there is no mirrors or sinks. Below are some other places some of my friends mentioned to me.
Steamboat Springs - Free thing that is fun is floating down the Yampa through town. (you can rent a tube if you need to). The campground is a good deal because it has a pool, free firewood, showers and bike rentals.
The Crags - You can go hiking, boat paddling, white water rafting, fishing and many other things. I did a search on this campground and there was tons of info.

This new law requires the residential buyer of a property with a small capacity well to complete the change in ownership form prior to or at closing of the property.
For realtors, this means we need to include the necessary information as part of the Real Estate to Buy and Sell Contract. So the buyer can get the process going before closing. Once on the paperwork is filled out, then the closer is responsible for sending the well permit change form within 60 days of the closing, with as much information as is available. However, if the closer cannot get the well permit number in time before closing they still need to send in the form incomplete and it will not be rejected.
If the house was built before May of 1972, it may not have a well permit. If that is the case then it is highly recommended that the seller be required to "late register" the at well before the closing using the State Engineer's form GWS-12. (which you can get at www.water.state.co.us)
There are two different kinds of forms that you will come accross.
GWS-44 (exempt) is for a small capacity well that is limited to 15 gallons per minute.
Usually these well are for residential properties, stricly indoor use, with permitted outside irrigation up to one acres of landscaping and for non commercial stock.
GWS-45 (non-exempt) is for wells that are more than 15 gallons per minute. Normally not residential.
Information to get before you purchase a property with a well:
1- Find out if the the ground around the well is sloped away from the well to allow proper drainage away fromt th well.
2- How old is the well?
3- Is the well registered?
4- Are there any water restrictions?
5- Is the quality of the water good?
6- What is the current pumping rate for the well.
7- Is the well actually located in the property lines? Or is it outside the property lines?
8- How easy is the well to get to?
9- Is the well casing above ground? Is it sealed weather tight?
10- It is in good sanitary condition? Where is the septic tank compared to this?
11- Is the casiing made of steel, that is above ground?

What is the Mill Levy Override (the MLO)?
There will be an initiative on the November ballot where D20 will ask for permission to move sooner-than-anticipated bond repayment revenues into critical areas such as teacher salaries, help with school building funds and hiring additional teachers to address class size issues.
Is this a Tax Increase??
NO. Our taxes will not increase. The district is currently collecting property taxes to pay for Voter-approved bonds that were use to build schools in the district. Those revenues are cominig in sooner than anticipated, so the district wants permission to use the additional money to pay teachers and support the educational programs for our kids. And the bonds will still be paid on schedule.
If this doesn't get approved, will property taxes go down?
No. The money will sit in an account for years. Then somewhere down the road, the district will decide what to do w/ the money. It will never go back into the home owners pocket. This is money the district needs now. The bonds will still get paid in the time in which agreed upon.

ABSOLUTELY!!!!!
Liv, I and our families had a great time this morning. The balloons started going up around 6:20am. However the park was full by 6am. They have 2 waves that go up. We stayed through both because it was just so amazing!
Then we went to Black Bear Cafe and had an amazing breakfast. BIG portions and OJ that is made right there. What a great day! This tradition will continue on for years to come.





From when I can remember my family always got up at 5:30am in the morning and we went to see the balloons go up at Memorial Park. As a little girl I couldn't wait to go see all the beautiful colors and hoped I would be able to touch the balloon as it was getting the air in it. As an adult I look forward to seeing the look on my kids faces as they get to see the balloons go up. What has changed since I did it as a little girl? The first one is Starbucks. Now we have to do the drive thru at the local Starbucks to get coffee for everybody. The 2nd thing, we go to the Cracker Barrel afterwards for breakfast.
If you can munster enough energy to get up at 5:30 and take yourself to this great event that has been going on for 32 years. Please go, you will not be disappointed. We just love it and look forward to doing it every Labor Day weekend.
