Today was an interesting day of showings. I had a buyer that was terrified of dogs and sure enough, every home we entered had a dog we encountered.
At first it was kind of funny to see a full grown man about 6'2" and 280lbs, on one leg trying to get every piece of flesh he had away from a 20lb dog, like an elephant reacting to a mouse. But at the 3rd home I really started feeling bad he was so uncomfortable seeing these homes. If that's what you could call it? He was more worried about where the dog was, than what the home looked like. When I asked him if he was going to be ok, he said "Yeah, but it's a good thing I don't show homes for a living."
It was a good reminder for me to make sure my sellers know why it's important to put their pets in creates or simply remove them from the property during showings. It could mean the difference from an offer and no offer.
September, October, November, December...
It seems this time of the year I get busier with every "Ber". September is the month I can always count on to put together a new relevent marketing plan, sort out the "now and laters" and reinvent my wheel.
October has always been a month for prospecting and closings for me... I tend to meet lots of new people, sponsor events and show lots of homes. Florida weather is absolutely beautiful this time of the year.
November is all about getting transactions closed prior to Thanksgiving where everyone disappears for the last week and gearing up for the rush of snow birds who come down to spend their winter.
December has consistently been the most productive month of the year for me for the last 6 years in a row. December's holiday season certainly makes it challenging to get any work done, but it also brings the exciting New Year to look forward to.
So tomorrow I have a day planned of writing my 4th quarter business plan and adjusting my goals to make sure I end this year with a bang!
This comes up a lot these days, since most of the contracts in my area are worded AS-IS. Issues arise from VA/FHA, insurance and home inspections. The buyer is left wondering if the seller will make the repairs even though it is an AS-IS contract.
Often, if the seller is a REO (Bank owned) property - we have been successful to get the bank to make the repairs to get everyone to closing. I usually encourage the buyer to ask for the repairs in this case.
With short sales, the fact is the seller usually has no funds available to them to have the repairs done. When this happens, what are our choices? Does the buyer have to pay a contractor to have these done, if needed prior to closing, and will the seller even agree?
Traditional sales (non-short sale or REO's) I figure a buyer can only ask. A good Realtor will be able to sell the fact that this will be an issue with any buyer and it's a now or later choice. I find that most sellers want to sell, and if they can afford to "make it right" than they will.
Rarely I have sellers not willing to help in one way or another... hey it doesn't hurt to ask, right?
