Berry Creek Neighborhood Market Stats - February 2011:

We have some interesting data to review, so let's dig in!

My favorite always comes first, how many homes in Berry Creek SOLD last month?

Hmmm.. 6 homes sold - same number that sold in January 2010. OK, so no big news there...

Moving on to Days on Market (my next favorite chart)....

Up 37% over same time last year. Not great, but not earth shaking either. At least it has stayed fairly level with last month, and stayed away from the crazy number we saw back in November!

So, lets talk about the home values. Here is the median sold price chart:

Pretty flat - a little down from the last few months, but that's OK. We have had very few problems with foreclosures in the neighborhood, which has helped home values stay relatively steady.

Bonus ! Here's some additional charts that I don't normally include, but I found them to be interesting:

The number of homes under contract is the highest it has been in the last 13 months, and up 80% over same time last year. Which sets the stage well for my final chart...months of inventory...

That's 3.9 ! The lowest it has been in 13 months! Which means, if you're a homeowner thinking of selling in Berry Creek, it's a good time to get your house on the market. There's fewer to choose from, and we all know that once folks see our beautiful neighborhood, along with the clubhouse, golf course, tennis courts, swimming pool, and fitness center, they decide that this is where they want to be!

     Yikes!  I'm a bit behind on my stats for Berry Creek - mea culpa :)

Here's some GREAT news - number of homes sold.  (And another excuse for why I'm so late with these numbers... LOL)

 

No - that's not a typo, the number of homes sold in Berry Creek for December 2010 was up 350% over December of 2009.  WOW.  (Which reminds me of a post I wrote last month about not taking your home off the market for the holidays)....but I digress...

Not only was it up over the same time last year, it was the highest month for 2010 PERIOD.  Suh-weet!

On to the next chart, the average Days on Market.   Again, a nice bit of information - showing a decrease of 25%.  The overall number for last month came in at 98 days.  While this may not be the lowest number we have seen all year, it was certainly easier to live with than the 175 we were looking at in November!

Last but not least, we have the Median Sold Price.  Not an increase here (just to prove I don't only put the positive things in my report), but yet not a big drop either.  Down 4% over December of 2009, the median price for last month was $309,000, vs $320,500.

Ho HO WHOA....where did Christmas GO ?

I think I read somewhere that we celebrated Christmas last week. I vaguely remember some eggnog, last minute shopping, and throwing some gifts into some bags that had happy, smiling snowmen on them that looked like they might have had a nip or two of the eggnog themselves.

Anyway, my point is (and I do have one), that for December, my real estate business has been....active. Hoppin'. Crazy. BUSY.

Please don't misunderstand me - I'm certainly not complaining. Quite the opposite. Nor am I trying to "toot my own horn" (much). Cliche as it may sound, I really do love this business, no matter what month it comes in. It just took me a little off guard!

The last thing I remember before the flood gates opened was....."I have plenty of time to shop/take family photo/address the Christmas cards/trim the tree/eat/breathe......I think it was around the second week of December.

Three sales, (one a foreclosure and another a lease/purchase) two rentals, and two listings in a pear tree later, I'm feelin' pretty blessed.

I've also come to an interesting conclusion - sellers should NOT take their homes off the market for the holidays! I've heard it several times before - "I think I'll take my home off the market until the first of the year".... or, "Nobody is thinking about real estate this time of year".....but according to the mileage on my car and the MLS, it ain't necessarily so.

It looks like I was not the only busy little agent elf, either. In the Georgetown, TX market alone, 139 residential properties have either been changed to pending or sold in the month of December so far.

It actually turned out to be a wonderful holiday season. You know the interesting part was that I never really felt stressed. Everything just kind of....flowed. Like it was all meant to happen that way.

By the way, I think I'll take New Year's Day off.........!!

Ken'z Guitars Has Moved to Historic Downtown Georgetown, TX !

Downtown Georgetown, TX has just become a little more cool. Well, that's what they said in my decade, the 80's. I guess now they would say "sick" or "fly" or something else that really doesn't make sense....but then again I'm sure my parents didn't understand what "cool" meant either.

Ken'z Guitars and Accesories has moved from slightly off the square to a primo piece of real estate directly across from the Courthouse in historic downtown Georgetown, TX. It's on the same block as a few of my other favorite downtown places, such as Hill Country Bookstore, the Escape, and Landmark Tavern.

In fact, I can't think of a better way to spend an afternoon than strolling downtown, grabbing a new bestseller, starting my Christmas shopping a little early, stoppin by a music store for a little fix of RnB, then relaxing over a nice Chardonnay on the balcony looking over the square.

But back to Ken'z......my family has been frequenting this store a whole lot in the last year. In fact, I would dare to say we have even helped Ken with the rent on his new place a little. But that's the thing about Ken - when you go visit his store (which by the way I have never been in there and NOT seen Ken) it's not like you're going to get a hard sale about buying a guitar, or banjo, or any other instrument that graces his walls. In fact, quite the opposite....

The first thing you notice (after you pull your gaze away from all the shiny objects on the walls) is how you are NOT pressured into buying anything. It's more like you've just stopped by to visit a friend. Who happens to play the guitar really well. Ken is quick to help you with whatever you need, from picks to strings and all the things in between. He'll even help you get your hands on a lesson book that your's child's piano teacher says he needs, even though it's been out of print for a decade.

Don't let the name fool you. Ken is about so much more than just guitars. Not sure if your son is clarinet material ? Rent it from Ken before you buy. Need lessons? Call Ken. Basically, if it's about music, call him. If he doesn't have it or know about it, he'll find out where to get it. He's just really helpful that way.

Last but not least, here's a video of Ken himself pickin' a tune. Next time you're downtown Georgetown, stop by and say "hi"....and tell him he's an internet star. He'll probably blush a little, and you'll make a friend for life.
