Unfortunately, the real estate news from Florida - and a few other very hard-hit states like Nevada and California - is pretty grim.
Almost 30% of all homeowners with a mortgage in Florida owe more than their property is currently worth. In areas with a lot of new construction, the values are even worse for "resales" or homes with a previous owner. Experts from New York to California won't forecast when the market will hit bottom.
While buyers have a huge choice in homes now, rates have started to rise - from 6.04 to 6.46% last week - for 30-year mortgages. Add the rate increase to the loss in savings equity experienced by many who had invested in the stock market, and the buying power of home seekers has declined dramatically.
The statistics bring into clear focus the scope of the housing recession and magnitude of efforts that will be required to make the industry healthy again. Certainly not all sellers who have a negative equity will walk away from their mortgages, and in many parts of the country, buyers are still aggressively making offers.
While many Realtors are looking for 2nd jobs, the current housing crises underscores the very vital need both sellers and buyers have now for a professional with current and local expertise to help them in this market. The "distressed" property inventory needs to be absorbed. Sellers who have to sell need to be realistic and price their home at the level of the foreclosures. Overpricing your home will only add to the unsold inventory and continue the downward pressure on prices. And if you don't have to sell, ride it out.
I've been in the real estate industry for more than 20 years, and have seen these cycles before. Real estate is still the best investment in the long run, because the down cycles never go down to the beginning of the previous cycle - there is always appreciation if you can wait for it.

I have just reviewed the monthly statistics for our area from the Daytona Beach Area Association of Realtors Multiple Listing Service and I thought you'd like to know the current activity from October 1, 2008 to October 31, 2008.
There are currently 6015 active residential listings. There are 3557 listed houses as of today and 129 houses have sold between October 1, 2008 and October 31, 2008. There are 1635 listed condos as of today with 32 condos having sold between October 1, 2008 and October 31, 2008.
There are always some of these houses that are Short Sales and agents may have offers that the banks have not approved as yet. This month everyone is preparing for Thanksgiving and enthusiasts will be coming in to town for the holiday and to enjoy the Turkey Rod Run which will be on Thanksgiving weekend!

I have just reviewed the monthly statistics for our area from the Daytona Beach Area Association of Realtors Multiple Listing Service and I thought you'd like to review the current activity from May 1, 2008 to May 31, 2008. There are currently 6191 Active residential listings. There are 3604 listed houses as of today and 195 houses have sold between May 1, 2008 and May 31, 2008. There are 1720 listed condos as of today with 35 condos having sold between May 1, 2008 and May 31, 2008.
This compares to April figures of: 6237 active listings, 3579 houses, 1781 condos, 190 house sales and 58 condo sales.

The real estate market in the Daytona Beach area showed some improvement in April. Total active residential listings declined from 6418 to 6237, representing 3579 single family homes and 1781 condos.
Sales of single family residences increased from 139 to 190 houses. Condo sales went up from 26 sales in March to 58 sales in April.
While short sales and bank-owned properties can spend a long time in escrow, the trend toward more monthly sales is positive for whatever reason.
