Daytona Beach Area Real Estate Market Report for April, 2009

I have just reviewed the monthly statistics for our area from the Daytona Beach Area Association of Realtors Multiple Listing Service and I thought you'd like to review the activity from April 1, 2009 to April 30, 2009.

Currently, we have 5309 active residential listings. There are 2995 listed houses as of today and 214 houses have sold between April 1, 2009 and April 30, 2009. There are 1427 listed condos as of today with 69 condos having sold between April 1, 2009 and April 30, 2009.

Some of these houses will be Short Sales and agents may have offers that the banks have not approved as yet. Bank approvals for short sales are starting to move a little faster than in the past! We also have Bank Owned properties in the marketplace. Financing options are changing as well so buyers may, in some cases obtain financing but with more challenges, which often means delay in obtaining loan approvals. Appraisals have become a challenge as well with few sales to document value. For a breakdown by price ranges, please contact me directly.

Florida's Birding and Fotofest 2009 Winners Announced

The Audubon Society's 2009 Florida's Birding & FotoFest was held in the St. Augustine area April 22-26. While not exactly in Daytona Beach, my area of expertise, St. Augustine is close and this blog will give you some idea of the diversity of activities available in our part of central Florida.

Audubon Florida FotoFest 2009, Cattle Egret, 1st Place winner

New photography instructors this year included Kathy Adams Clark and Roy Toft, and the keynote speaker was Florida Photography Pioneer, John Moran.

New birding events in this year's Fest included a day-long session on bird migration, to explore the unique patterns and personalities of raptors and warblers, and new immersive field environments included Ravine Gardens and Dunns Creek State Parks, Vaill Point Park, and Alpine Groves Park.

Birding and FotoFest welcomes perhaps the greatest collection of upper echelon international nature and wildlife photographers in the world. View the winners at Getaway4Florida and - if you are interested in nature photography and/or birding, plan to attend next year.

Run for Special Olympics in Volusia County

On Tuesday, after traveling more than 20 miles across several city boundaries, the 26th annual Volusia County Law Enforcement Torch Run closed to the sounds of cheers and music at Hawks Park in Edgewater, as the officers completed their annual journey to increase awareness for the Special Olympics. They ran from Ormond Beach in the north to Edgewather in the south, and raised $30,000.

Participants may have been directly involved with the Special Olympics, or were been touched by a special-needs child at some point. One police sargeant attended the Olympics and decided to help, another worked with special-needs children at camp while a teenager.

The statewide relay, which made its way through Flagler County on Monday, continues through May 15, when officers from around the state bring the "Flame of Hope" to the Special Olympics Florida State Summer Games.

As reported in News-JournalOnline, "Art Hook, coordinator for the Special Olympics of Volusia County, said eight area athletes and four coaches will attend the Summer Games for track and field, cycling and bocce ball. The money raised through the sales of Torch Run shirts and caps and contributions helps pay for the athletes' trip and other expenses."

The next leg of the intrastate Atlantic area torch run is scheduled in Sumter and Lake counties.

Volusia County Appraiser Definite about a Sea Change in our Real Estate Market

Volusia County Property Appraiser Morgan Gilreath feels there's proof the residential real-estate market has finally turned around in Volusia County.  He notes statistics from DeBary, near Seminole County, as already rising, and feels that market has already bottomed.  In DeLand and Orange City, Gilreath advised, "You'd better go looking soon, because they're turning now."

2006 was the all-time high for Volusia County real estate prices, the top of the boom.  But a graph of Volusia County single-family residential sale prices 1996-2009 shows a steady increase in home prices, with prices now "precisely where they would have been without the bubble," Gilreath said.

According to the West Volusia Assn. of Realtors Executive Pam MacConnell, "In March 2009, the inventory of homes for sale in West Volusia was 15.47 months' worth. That's the lowest it's been since April 2007.

"The smaller the inventory, the fewer the homes available for sale, and the better the market for sellers.

"In March 2009, the median sale price of a home in West Volusia was $128,793, down about $5,000 from February, but higher than January's $124,456." MacConnell believes that January figure was the bottom of the market.

Appraiser Gilreath sums up the very positive feelings invading the Volusia County real estate market nowdays, "What a better place to start the recovery than where we should be anyway!"  (source:  West Volusia Beacon)
