
I've been doing a lot of short sales lately and everyday I come into the office and grumble to my partner that as soon as these are closed, I'm not going to accept any more short sales. They are too time consuming and tedious! Then when I think about it for a minute I always decide that I'd better get good at them because they are not going away and will probably be a big part of our business for the next few years.
I've been working on one deal that has 3 mortgages. At one point when Lein #1 refused to give any money to Lein #3 and Lein #3 refused to settle outside of escrow we just about gave up. When I called my fabulous escrow officer to let her know we were cancelling and her life was about to get a little easier she said "Darn! I was looking forward to the challenge!". Since then my client had his attorney call Lein #2 to see if they would settle outside of escrow. They said yes and we are back in business. Thank goodness in this economy we still have positive people with great attitudes all around us.
Today I received the approval letter for a short sale that I've been working on for about a year. The property has had a buyer for about 6 months. My clients have tried everything including going to mediation with the bank. The bank's attorney couldn't even get a hold of their own client in a four hour time frame and the mediatior told each party they had to start all over! Finally today we got approval and I came to realize one thing.... the harder you work on something the greater the reward is at the end! Maybe I will keep doing short sales for a while....
Sun City Mesquite is Del Webb's newest active adult community. Located in Mesquite, NV, just 80 miles north of Las Vegas, it is close to the enteratainment capitol of the world yet very serence and peaceful. Mesquite is also only 40 miles from St. George, Utah. Since a picture is worth 1000 words, I'm going to skip the words and show you some pictures I took yesterday while driving around the community. But first I will just mention a few of the amenities availabl in this community. 1. The Conestoga Golf Club 2. 30,000 square foot recreation center with fitness center, indoor and outdoor pools. 3. Miles and miles of hiking trails. 4. Tennis, bocce and pickle ball courts.

Several months ago my partner Michelle, and I transfered to another real estate company in order to grow our business. While a new building was being prepared for the many many agents that work at our new company, we squeezed into offices with some other agents and piled our unpacked boxes into corners. We worked like this for a while trying to be patient while we waited to see where we would be placed.
As the time to move into the new office grew nearer, agents began to fight over the new office space at our new building that gets more walk-in traffic. We being the newest agents to the company began to feel a little like red-headed step children. It was determined by the powers that be that we would stay at the old office with a few others while the rest of the agents moved down to the other location.
After the big shuffle, Michelle and I ended up sharing the space that used to be the conference room and we are quite pleased with the results. We now have plenty of room for clients and plenty of quiet to get our work done. We also have the best view in town! I've recently discovered the benefits of having a partner. After a couple down years I decided I needed a change in my business. I had a really good friend at my office Michelle, who I got along very well with. We occasionally talked about partnering up but since we are both mothers with kids we concluded it wouldn't work. We needed partners who could work after schools and weekends when it was tough for us. After a while we decided to give it a try anyway and to our surprise it's worked out very well. In fact, things started going so well that we were having trouble keeping up with the work that was coming in. We added a third partner, Tiffani, to help.
Even though I got into this business so I could have flexibility and be my own boss, there are days when that doesn't work out very well! I've tried working at home. I found that laundry and dishes are a big distraction to me. It's as if they are screaming out at me to pay attention to them just like demanding children. I've tried making a schedule for myself so I would keep coming to the office when things got tough. On some days I wished I was a turtle so I could just curl up inside my shell and not come out for a while.
Having partners at work makes me accountable. Even though I don't feel pressured by them; I don't want to let them down. I want to be sure I do my part to ad to the business. I get up everyday more excited to go to work and because of that I have picked up a lot more business. We all have our strengths to add to the mix. Michelle is very good with people, Tiffani is a great listing agent and extremely organized (not to mention kidless) and I am the computer geek! I kind of feel like I'm in high school again, hangin' with my girlfriends.... twenty years later.
When our first ads came out together, Tiffani said we looked like Charlie's Angels. Michelle said we looked like The Three Stooges. I'm still not sure.... judge for yourselves but please, be kind!
