Searching foreclosures in the local MLS pulls up 170 listings including 43 pendings. There are 135 single family homes, 11 condo's and the rest are townhomes.
A nice townhome can be purchased in low $100,000's all day long, not a bad deal when rental rates start out in the $875 range.
These are Wake county only numbers.
There are currently 125 active foreclosure listings in the Triangle MLS, the average price is $229,466 and average price per sq ft is $96.88! That is $25 a square foot less than the civilian market homes are selling for per square foot...$121 in September.
There are currently 43 pending homes the average list price per square foot here is only $75.85 (median is $73.83)! The average list price when home went under contract was $158,167. This highest priced is $799,900, the second highest is $498,000 and then it drops to $316,000.
It appears there are some deals coming in the higher end foreclosure market.
