Loudoun County is a great county. I grew up and went to school here. When my parents bought their home in Sterling back in the early 70's, Sterling consisted of a few streets. Ashburn did not exist. If we wanted to shop we would have to drive to Tysons Corner Mall.

Yes we were in the middle of no where. People my parents knew refused to come out to visit because they said we lived in farm country but we loved it and I still do love Loudoun County.

Loudoun County is located in Northern Virginia, within 40 miles of Washington, D.C. our nations' capital. It borders with two states West Virginia and Maryland. Washington Dulles International Airport is located in Loudoun County. Ashburn, Broadlands, and other areas have such beautiful settings. Downtown Leesburg is gorgeous with boutiques, antique stores, and restaurants. It reminds me of a district in Washington, D.C. called Georgetown. Loudoun County has amazing views. It is so close to the Potomac River. The W&OD Railroad Regional Park has a bike trail which is about 44 miles long and if you happen to bike to Loudoun County and Leesburg you get a chance to stop, relax, and have lunch at Tuskies in Tuscarora Mill which is a great place to eat. My favorite places to eat in Leesburg are Light Foot, Tuscarora Mill, and Blue Ridge Grill Restaurants. There is so much to do in Loudoun. There are golf courses here. There are wineries here and some have weekend concert events. We have a premium outlet mall with brand named stores. If you plan a visit to Loudoun County, you have a choice of staying at historic inns, hotels, bed and breakfast places. If you take route 15 north from Leesburg you get a chance in stopping at the farmer's market. I love to stop there in the summer to pick up locally grown tomatoes, peaches, green peppers, watermelon, apples, and cucumbers. You have to love it. So you see: Loudoun County is a great place to live.

The media has led buyers and sellers to be more anxious than needed, given the actual conditions in the housing market, I know it is not valid for all areas of the country. I work in the Maryland and Virginia market. Buyers and sellers are cautious about selling and buying but what can we do to make them believe it is the right time based on prices. I keep telling them that we are in a reverse market from 3 years ago where seller sold high and buyers bought high and now sellers sell low but at the same time they buy low. Sellers feel bad because they think they lost out on the market a few years ago but I tell them that this market has lesser risk. It is more stable then last year. It is time to reach out and make your real estate dreams come true. This might be the best market. Owning real estate is the single best investment. Jump in and take advantage of opportunities in real estate. Real estate generates good returns over years and we should get real and make some sound investments.

Why do you take an over priced listing in this market when you know it is not going to sell. Wasting your time, energy, money, your insanity plus causing other realtors a headache. It is not a good business decision.

I was driving around today showing homes in a neighborhood and my buyers noticed a new sign at a house that was not on our list. They were curious about the home so we stopped by and called the real estate company to inquire about the listing. I called the real estate company and told them we were by a sign and my buyers would like to see the property. They said it was a short sale and they were getting ready to put in into the system. It does not have a lock box but if we wanted to see the home we could knock on the door because there is always someone there. So we did. It was a fairly nice house so my buyers were curious about the status of the short sale. I came outside and made another call to the real estate company to see about the status of short sale and the price. Hint: There are 4 different models of town homes in the entire neighborhood of 200 town homes and they are selling ranging from $150K-$200K

The answer was that there are two trusts involved and the home is listed for $230K. I was shocked! We have been through similar models and the prices are ranging from $159 to $170 for the same models.....
