For months now I have been saying on my radio show that here in the Orlando area we have reached the bottom and even the first small signs of a turn in the market are beginning to show.

As each month's data is released, it seems that my words were indeed prophetic.

I have also talking about timing the market - the only real way to see where bottom WAS is to look back and identify it with those great 20/20 hindsight glasses.

Well this month's data was released today and it showed that inventory has fallen again - and not only that, but it is now below May of 2007 by almost 500 homes.

New listings are down 2,000 from May of 2007 and homes under contract are up by 614. Closed sales are also up by 50 on April of this year and days on market are reducing - down from its peak of 128 days in March of this year to 121 days in May.

So let's look at this. Less inventory, more homes under contract, more homes closed, fewer days on market. If you are a buyer who has been trying to time this market then MOVE NOW! The University of Florida tells us that 300,000 people will move to the State in 2008 and they all have to live somewhere. That figure is down 100,000 from its peak, but is still hugely significant.

Gas could certainly cause some problems in the housing recovery, but as I have made numerous offers on homes on behalf of clients this weekend, I have found prices are firming up with sellers less inclined to give away the farm.

Housing is now cheap. Money is at historic lows. Now is the time to move if you have been waiting for bottom.

WOW! What an incredible day! This has been one of the busiest I have ever had - and that is saying something!!

So it started early with me negotiating on behalf of my sellers with a buyers agent. That one is still on going, but we are now just $15,000 apart on a $300,000+ deal. I hope we can make it.

Then I went off for a breakfast meeting with some clients who through my assistant yesterday, looked at 10 properties. We went through all the pros and cons and then went out and looked at another three.

Then I headed home - having assured my wife on the phone that I was just about done. I got home at 2.30 and then my phone rang. Someone who I had shown property to yesterday, wanted to make a lease purchase offer on it. So first of all there is the 45 minute telephone explanation and then the two contracts that I had to put together. Got those done and e-mailed across and then the people I went out with this morning called me. Let's write three offers on three different properties and see which one we can get. We have to do this today because they are going back to Canada at 8am tomorrow morning.

So I write the three contracts and do all the addendums and then drive over to where they are staying. Now I explain my contracts line by line and so we did that on the first one and an hour and a half later we had everything signed and I was headed for home.

Called my wife again and said "be there by 8" which I was. I barely had time to say hello and start to think about food when my cell phone goes again. This time it is a respondent to one of my New York ads. She's looking for a six month a year condo! This means she's only going to use it six months of the year to escape those New York winters!

Take all the details, do the MLS search and send her listings. I also submitted the first of the three offers I got signed AND I had received back the lease purchase so I had to send that to the sellers/landlords.

EAT!!! - About 9.15pm! Then I come back to my computer and check e-mail. 143 of them!!! One of which was a client I was working with last week who has finally made up his mind and decided to submit an offer. I just finished that!!

So that my friends is the day of rest for a Realtor. I hope you enjoyed yours!! I loved mine!

We have been waiting about seven weeks now for an update from the man who could very well save America - JC Bell. For those of you who don't know, he has invented a process which can turn ANYTHING THAT GROWS into REAL OIL.

Here in Orlando we are blessed with probably the very best family entertainment anywhere in the world - and yet, I don't take advantage of it as often as I should.

You see the problem with automated services like Zillow is just that - they are automated!! For years now those of us involved in the real estate and finance industries have been aware of just how inaccurate Zillow estimates and mortgage quotes can be. And so I guess it should be no surprise that our old friends Zillow have another big snafu.

Check out this email I got from them today. It starts out by claiming that the NEW jumbo loan limits in Volusia County now make it easier to get a loan. Then they hype their own mortgage quote system. One problem: The conforming loan limits didn't change!!! So they are using something that didn't happen to try and get you to use their service and they are invoking the Federal Government's name to do it!!! Unethical? Or maybe just another example of what happens when you let computers replace human beings.

Subject: New Jumbo Loan Limits Make Borrowing Easier in Volusia County‏

As a result of the federal government's 2008 Economic Stimulus Act, the limits on conforming mortgages eligible for purchase or guarantee by Fannie Mae and Freddie Mac have increased in certain high-cost areas. New limits range from $417,000 to $729,750, depending on location. In Volusia county, the new limit is $417,000. For borrowers who live in these high-cost areas, this means that rates and availability on higher-end loans that were once hard to get are now more accessible.

So, if you're ready to spring for that dream home, or you want to refinance your jumbo loan to a lower interest rate, this might be a good time to investigate rates on larger loans.
