The Atlanta Development Authority has Homebuyer Down-Payment Assistance Programs.   There are four programs which I have recently become aware of: Beltline Affordable Housing Trust Fund, Atlanta Affordable Homeownership Program, Opportunity Down Payment Assistance Program, Vine City/ English Ave Trust Fund.  For all of these programs the borrowers must qualify for a first mortgage in addition to down payment assistance, which is a second mortgage.  The buyer qualifications vary from program to program.  This is the information for the  Vine City/ English Avenue Trust Fund                                                                                                           The program provides the buyer with a down payment of up to 10% of the purchase price, not to exceed $15,000. There are no monthly payments required on the second mortgage. There is no maximum purchase price.  The qualifications for the buyer is as follows:

  • Buyer does not have to be a first time homebuyer

  • Buyer must purchase within the incorporated city limits of Atlanta and within the Trust Fund Program boundaries

  • If the buyer currently owns a home it must be sold prior to the closing on the new property

  • Homebuyer counseling is required.

The buyer can qualify for a  Conventional, FHA, VA 30 year fixed rate loan.

The following income limits apply depending on the size of the household:

1 person $49,800

2 person  $57,000

3 person  $64,000

4 person  $71,200

5 person  $76,900

Properties that are eligible are: single family detached homes, townhomes and condominiums located within the city limits of Atlanta  nd the Trust Fund Program boundries.

How is the down payment loan repaid? The loan is deferred for five years, repayment is due in full upon sale, transfer, refinancing or when the home is no longer owner-occupied.

The Atlanta Development Authority has Homebuyer Down-Payment Assistance Programs.   There are four programs which I have recently become aware of: Beltline Affordable Housing Trust Fund, Atlanta Affordable Homeownership Program, Opportunity Down Payment Assistance Program, Vine City/ English Ave Trust Fund.  For all of these programs the borrowers must qualify for a first mortgage in addition to down payment assistance, which is a second mortgage.  The buyer qualifications vary from program to program.  This is the information for the Opportunity Down Payment Assistance Program.

This program provides the buyer with a down payment equal to 10% of the purchase price to a maximum of $25,289.  There are no monthly payments required on the second mortgage. The maximum purchase price is $252,890. The qualifications for the buyer is as follows:

  • If the buyer currently owns a home it must be sold prior to closing on the new home

  • Buyer must purchase within the incorporated city limits of Atlanta.

  • No first time homebuyer requirements

  • Homebuyer counseling is required.

The buyer can qualify for a  Conventional, FHA, VA 30 year fixed rate loan.

The following income limits apply depending on the size of the household:

$71,200   1 or 2 persons

$81,880   3 or more persons

Properties that are eligible are: single family detached homes, townhomes and condominiums located within the city limits of Atlanta .

How is the down payment loan repaid? The deferred loan requires no payments and is forgiven if borrower occupies the property for at least 10 years.

This program provides the buyer with a down payment of $10,000, which can be used as a down payment, and or pay up to 50% of the closing cost.  There are no monthly payments required on the second mortgage. The maximum purchase price is $252.890. The qualifications for the buyer is as follows:

  • Buyer is a first time home buyer and has not owned a home within the past three years.

  • Buyer must purchase within the incorporated city limits of Atlanta.

  • Homebuyer counseling is required.

The buyer can qualify for a  Conventional, FHA, VA 30 year fixed rate loan.

The following income limits apply depending on the size of the household:

1 person $40,150

2 person  $45,900

3 person  $51,600

4 person  $57,350

5 person  $61,950

Properties that are eligible are: single family detached homes, townhomes and condominiums located within the city limits of Atlanta .

How is the down payment loan repaid? The loan is deferred for five years, repayment is due in full upon sale, transfer, refinancing or when the home is no longer owner-occupied.

This is the information for the Beltline program.

Beltline Affordable Housing Trust Fund (BAHTF)

The maximum down payment assistance is $50,578. It provides the buyer with a down payment equal to 10% or 20% of the purchase prices as a second mortgage. No monthly payments are required on the second mortgage. The maximum purchase price is $252.890. The qualifications for the buyer is as follows:

  • Buyers who are moving into the incorporate city limits of Atlanta
  • If the buyer currently owns a home it must be sold prior to closing on the new home
  • There are no first time homebuyer requirements
  • Homebuyer Counseling is required.

The buyer can qualify for a FHA, VA 30 year fixed rate loan.

The folllowing income limits apply depending on the size of the household:

1 to 2 people income $56,250 and below, receive 20% DP or $56,251-$71,200 receive 10% DP

3 or more people income $56,250 & below receive 20% DP or $56,251-$81,880 receive 10% DP

Properties that are eligible are: single family detached homes, townhomes and condominiums located in the Beltline Tax Allocation district.

How is the down payment loan repaid? The deferred loan requires no payments and is forgiven if the borrower occupies the property for 15 years.

Lease Purchase Home in Snellville

A young couple came to me, and requested an appointment to see a home.  They had driven by the home and looked at the neighborhood, the wife fell in love with the home and subdivision.  They  knew their financial status, and feared waiting another six months  or so the home would no longer be available.  They had read about a lease purchase, and asked if I could further explain it to them, and answer some of their questions.  I did.  They decided on doing a lease purchase

I checked the availability of the home, and inquired about the lease purchase terms, which did fall within their budget.  We made the appointment to see the home.  The wife was right ,it was a well maintained four bedroom,  two and a half bathroom home, the subdivision was quiet nice, and there was a small lake across the street from the house.    

As far as the wife was concerned this was "it".   The home had been freshly painted, the hardwood floors had been re done, the carpets had been cleaned, the front was landscaped and the backyard was a great area for her children to play.   She was ready to move in.  Three weeks later they did.
