Additional Property Tax Exemptions for Senior Citizens in Fulton County*
If you are age 62 or older on or before January 1, and your net income does not exceed $10,000, you are eligible to apply for the $10,000 Statewide School Tax Exemption.
If you are age 65 or older on or before January 1:
If you are age 70 or older on or before January 1, your adjusted gross income is less than $55,742 you are eligible to apply for the Fulton County Full Value Exemption.
Tax relief is also offer to residents who are disabled based on income.

There is great news for Fulton County , Ga.residents. The change in the Homestead Laws for the tax year 2009 provides homeowners an increase in basic homestead exemption from $15,000 to $30,000, which is spread out over the next three years. For 2009 the exemption is $20,000, 2010 the exemption amount will increase to $25,000 and by 2011 the basic homestead will increase to $30,000. If you are currently receiving the homestead exemption you do not need to apply, unless there is an ownership change. The new increase is automatically granted to homeowners who are currently receiving the exemption. In addition qualifying first time applicants will also be eligible.
In order to qualify for any exemption you must own and occupy the property as your primary residence as of January 1, 2009 and be a permanent legal resident of Fulton County. You must also provide a valid Georgia photo ID and a current copy of your Fulton County vehicle registration.

The benefits of this type of arrangement are great, for example if you had credit issues and need time to work through the problem, or let’s say you have some money coming to you that you want to use as a down payment but need or want to move now before the money comes in, these are both good examples of how Lease Purchase can help you.
Just as the name implies the Lease Purchase method involves two distinct parts. First is the Lease which is a contract spelling out the amount of monthly rent which will be paid to the owner of the house during the period of time you are living in the house before you legally buy it. This agreement also spells out the terms and conditions of you living there and the period of time you will lease the house before the purchase. Second is the purchase agreement, it is the purchase contract and has all the terms and conditions of the purchase of the home, for example, the sales price. Also included in this document will be the terms of any mortgage required for you to complete the purchase.
The owner or seller of the home is the one who determines if you are qualified to Lease Purchase their home. So we need to present them with positive information about you. In most cases the owner/seller will want you to provide them with a preapproval letter from a mortgage lender. The purpose of this letter is to assure them that when it is time for you to buy the house you will be ready. We work with lenders that help you work out problems you may have and will even set up a plan to help you qualify for the mortgage.
As Real Estate agents it is our job to represent you in this transaction. We are paid a fee by the owner/seller who is represented by another agent. Georgia Law requires that we have a written agreement showing we represent you. The agreement is called a Buyer Brokerage agreement and allows us to share all information we find out about the property and to help you negotiate the purchase of the property. The agreement spells out our duties to you and what we expect from you.

The City of Alpharetta has opened a new 911 communication center. A "state-of-the-art" facility known as C 3 (Command and Control Center). The new center uses the latest public safety software, and secure telephone technology. Every police, fire, and EMT vehicle can be tracked by location and time. This gives the communication officers the ability to route the nearest emergency vehicle to the distressed area instead of an assigned zone vehicle. This shortens the response time of emergency vehicles and enhances public safety.
Director Gary George of the Alpharetta Department of Public Safety says, "The C-3 was built with two primary goals in mind. We wanted to provide our citizens with the most advanced communications and rapid response capabilities possible while allowing for future adaptation and expansion. The City Administrator, Mayor and City Council were instrumental in their support for the new C-3. The center was built with our citizens and businesses in mind, and they will be served by our outstanding staff." *
