The Effie Yeaw Nature Center is Celebrating is Grand Re-Opening on Friday!

If you have never been to the Effie Yeaw Nature Center, you are in for a treat. It's right here in Carmichael and it is just a beautiful nature area. (2850 San Lorenzo Way at Ancil Hoffman Park) Hundreds of school children visit the beautiful center for science field trips every school year.

They are having a re-grand opening event this Friday, tomorrow, from 6pm to dark. After their brief meeting, you can meet their resident owls, Luna and Sophia, take a guided tour to look for bats, owls and other creatures of the dark, and participate in a silent auction while enjoying refreshments.

The weather has been a little weird lately, but tomorrow should be a very nice evening for this special Carmichael gem!

Labor Day Fun Things to Do in Sacramento

Labor Day in Sacramento

What is Labor Day? It's the day we celebrate our working men and women. It's a holiday that has been celebrated in both the United States and Canada since 1894. It was originally created by the Labor Unions and is often celebrated with parades and political rallies. Yet today most of us view this day as the DAY OF REST! Wait! Didn't that used to be Sunday?

We still celebrate with the bbq's and parades, but most of us work so hard and so long that these simple holidays have gotten blurred into the fast moving days, months, and years of hard labor. No I'm not talking about building the railroads hard labor, just the fact that we are ALWAYS working. Stop working for the next three days and really focus on our day of rest. We might remember how wonderful it is. Maybe you'll have so much fun this weekend that you'll remember Sunday. Rest and enjoy life just a little more.

There are so many different things available to do this weekend around the Sacramento Valley! Another great outdoor activity in Sacramento is the American River Bike Trail here's a map http://www.lakenatomainn.com/pdf/ParkwayMap.pdf with the different access points. There's also River Rafting down the American River... Here's a link to a local company that can help you with raft rentals for the river or bikes for the trail: http://www.river-rat.com/ A few other things to keep in mind for the weekend... If your headed to the parks or the river, pay attention! This is a dry weekend; means no alcohol.

One of the most popular events is Chalk it Up. This is a nonprofit org created to benefit children's arts education and art activities. There will be over 200 sidewalk paintings by local artists who have donated their time and talents. Located at Fremont Park at 16th and P Sat to Mon from 10am to 6pm: http://www.chalkitup.org/

Another largely popular event is at Old Sacramento; it's The Gold Rush Days... Streets are covered in dirt, Costumed re-enactors complete with Wild West Gun Fights, music and so much more this weekend. Visit Old Sacramento to be taken back to the 1850's. Lastly, (and this will get my husband excited) Labor Day marks the beginning of the season for the National Football League and NCAA College Football.

Trend Statistics Say What? Time to Low Ball Offers!

There is a lot of saber rattling today on how strong the housing market is with sales up and prices too. Did you know that the trends come in after they've happened? The Sacramento Home Store is not be fooled by this news as it is 60 days behind the market!

The demand for homes has decrease in the month of July. A couple really important things to look at is that applications for home loans have gone down every week since the middle of Junehttp://www.freedigitalphotos.net/images/view_photog.php?photogid=809 and the closing out of the Federal First time Home Buyer's Credit and the California Buyer's Credit as well has resulted in even less pressure on the market. Here in Sacramento, CA we are looking at starting at 5% to 10% below listed prices in offers on many homes and even lower where the home is above the trend statistics for size of home and area.

No, I'm not saying go out there and low ball every offer! What I'm saying is that for many of the homes out there, agents and banks are still pricing them with info that was accumulated from two months ago. A Comparable Market Analysis has never been more important than now. And we've really got to look at those numbers. When considering pricing we really need to ask ourselves... What direction is that areas home's values headed? Do we see trends we need to anticipate for? Well, for the most part... yes! The Sacramento Home Store has decided that every home with client interest needs to have the price really scrutinized. For some offers we are even calling in local appraisers and asking a second opinion before even making an offer.

Okay, okay... yes, doing a price analysis on a home before making offers is something we've ALWAYS done (well, at lease the Sacramento Home Store has), but what I'm trying to point out here is this: with the market showing late trends, if an agent is not actively hand holding their clients through the pricing process (buyers and sellers) they are doing a disservice. Not just to their client, but to all of us. Over pricing a home off a late trend may cause your seller to miss buyers. Over valuing an offer causes appraisal issues. Both can make a home stagnate on the market and force these trends to continue to skew true values. This is why I believe that many homes, right now, should be receiving offers 5% to 10% below their list prices.

What a spectacular weekend Carmichael has planned this Fourth of July weekend! There are so many fun things going on around town. Here's a quick list of festivities and links for more info:

7:00 - 9:30 am Kiwanis Club is hosting a pancake breakfast called the Firecracker Breakfast at the Elks Lodge located at 5631 Cypress Ave.

11:00 am It's a Parade! "Honoring Those Who Serve" 11:00 am Parade Route: Fair Oaks Blvd from Marconi to Cypress/Manzanita. Where there will be an outdoor BBQ, music and dancing, swimming, games, and contests. www.carmichaelpark.com

6:00 pm Fireworks Spectacular at the La Sierra Community Center located at 5325 Engle Road. There will be a kids zone, games, crafts, bounce houses, music, and much more. www.carmichaelpark.com
