Our wonderful gulf coast is experiencing tremendous growth. Between 1990 and 2007 Baldwin County has experienced a 75% increase in population, from 98,280 to 171,769. Mobile county has grown from 378,643 to 404,406 a seven percent increase in population. It is estimated that by 2025 the combined coastal population of Alabama will exceed 690,000 people. Not only are people moving to the gulf coast they are also visiting. Mobile, Gulf Shores, Orange Beach, Fort Morgan and surrounding areas attracted a stagering 7.3 million visitors in 2007 and when the numbers are tallied from 2008,I expect them to exceed last year. Coastal counties within the US account for only 17 percent of the land area but support 53% of the population. Its no secret that people love the beach and will continue to be drawn to the coast.
You did read right. After many budget meetings and careful consideration, the board of Directors was able to lower the condo fees on average 17%. The lower fees are expected to boost property values, as well as, give owners a much needed break in light of the current financial situation the country is in. The Bella Luna in Orange Beach Alabama, has set the standard for condos along the gulf coast. The building is 14 stories tall and a parking deck replaces where once developers started the 1st floor units.
