Caveat Emptor Use it NOW more than EVER!

As is: USUALLY means that it is sold AS IS, with no repairs to certain defects. ALTHOUGH it does not mean that you can not negotiate terms if after an inspection is done and you find major problems with the property.

Caveat emptoris Latin for "Let the buyer beware". Generally caveat emptor is the property law doctrine that controls the sale of real property after the date of closing.

Bank-owned: This means that the house has already gone through a foreclosure-type process, and the bank that held the mortgage now owns it and is trying to sell it. These homes usually need some repair work and are priced accordingly, but the purchase-agreement negotiation can be tricky and frustrating."

Damp basement in the spring: The basement flooded at one point or another.

Grandma's house: This means that Grandma has lived here for some time now, and still smells like she still lives there :-) NOT always a bad thing!! (I love the way my Grandmas house smelled)

Lots of possibilities: This usually means, its a REAL "gem". Gem aka DUMP.

This is all in humor you must understand, I am just saying that as a buyer you have to do your homework. There are still some unscrupulous people out there and buyers should just really look out for themselves, of course with the help of your Realtor :-) With the amount of Foreclosures on the market, one has to be aware of what he/she is actually buying.

A personal "slogan" Good for business?? Or not?

So it is realistic for a Realtor to have a "slogan". Something that sums it up in one sentence what he/she is all about. What your work ethics are, who you are, what your beliefs are, etc. I know that trust has to be earned, especially in our economy today, and I also know that in the Real Estate business that it is more important than ever to be able to trust the person you are conducting business with. So my slogan for 2009 will be this:

I take pride in adhering to the "Golden Rule".

Some Mortgages are becoming SCARCE! Maybe Non-Existent!

The DOOM & GLOOM of the Mortgage industry has started to reverberate into the economy. More or less halting balloon, interest-only and piggyback mortgages. Those types of mortgages are sure to be on the back burner for sometime to come. The lending institutions are learning what buyers NEED! They need to be able to actually pay their mortgages, to afford their new purchase and to actually be able to hold on to it for years to come. Most buyers that were "on the fence" so to speak are now seeing that with the rates at an ALL TIME LOW that now really is the time to buy Real Estate.

Florida is one of the most hard hit areas of Foreclosed homes, and daily more and more properties are coming on the market leaving buyers an abundance of choices. Now is the time to be picky, with your loan, your property, and your Realtor. This is the time that if you do not buy, you maybe sorry later. The prices here have not hit ROCK BOTTOM yet, but with 1 out of 10 rentals sitting vacant, it is the time to buy. These homes that are sitting vacant, in foreclosure, short sale, or vacant rentals, they are deteriorating, waiting for the prices to go down lower may not be the best choice, you may end up with a home that needs more repairs as time goes on. So yes now is the time to buy. It is difficult for buyers to be able to trust again, but we essentially have to EARN that trust back, Realtors & Lenders Especially.

PORT ST LUCIE REAL ESTATE MARKET

Call The Real Estate Market The sign of the times or call it the TIME TO BUY! Either one is probably correct right now. Port St. Lucie Real Estate is falling right in line with what analysts predicted. Port St Lucie Real Estate prices are DROPPING and are the lowest seen in years if not ever. This is the worst Real Estate Market in history and Port St. Lucie has fallen right in line with the rest of the country, the prices are priced for BUYERS! As the amount of homes coming on the market are increasing daily, the overwhelming abundance of homes available is astounding to say the least. What does Port St. Lucie offer?

Well who can resist the Florida Sunshine?

I can attest for the school system here, one of the best in the State.

There is plenty of activities here for all walks of life, being active in the Soccer Community I am aware of the need for a place for active families to be able to go and St Lucie County definitely offers that.

The beaches of course are just a stones throw away.

This is the "Treasure Coast" Walking along our beach you could find one of many treasures just waiting to be found out there.

And St Lucie County is growing! It is becoming a more modern community if you will, adding restaurants, shopping, and some night life. I know that raising a family in Port St Lucie is easy to do, it is very family friendly! I guess this blog turned into more than I had intended, started out talking about the Real Estate news and went into the family life here. I just love it here. Come visit :-)
