1st Annual Soup Wars at Meehans

Join Meehan’s Public House in the Vinings Village this January for their 1st Annual “Soup Wars”. Nothing better than a nice bowl of soup on a cold winter day.

All three Meehan’s Public House pubs will feature special soups that will tempt your taste buds. Soups will range anywhere from $6.00 to $9.00 and can be purchased with a sandwich or salad, as well as on their own. There will be four soups available through January at each pub by chefs, Jordan Wakefield (Downtown), Val Domingo (Sandy Springs) and Chef Branden Holte (Vinings). Show your support and vote for your favorite soup. Voting will take place in-house, at any of their locations. When guests order the soup of their choice, they will be given a voting card. Meehan’s patrons will provide their email and cast their vote for a favorite soup. By filling out the ballot, the customer will automatically be entered to win a gift card to the Meehan’s pub of their choice. Meehan’s chefs are battling each other to see which soups will be the crowd favorites!

2012 Smyrna City Council Meetings

Have you wanted to see the inner workings of your local Smyrna government? Come to the next City of Smyrna council meetings and get the scoop.

The Mayor and Council of Smyrna meet in open session at 7:30 p.m on the 1st and 3rd Monday night of each month unless altered by a holiday.*

Meetings are held in the council chambers located in City Hall (2800 King Street, Smyrna, GA 30080).

The agenda for the next Council meeting is made available on the Friday prior to the meeting (unless a holiday requires a change in posting date). Posting falls under the office of the City Clerk. The current Council agenda can be found at regular posting on the City Clerk’s page of the City website.

The public is invited and encouraged to participate.

The meetings are carried live on Charter Communications Public Access Channel 19. (For rebroadcast schedules on Cobb County Channel 23 , please refer to the TV23 section of the www.cobbcounty.org website.) Generally, the replay of the last City of Smyrna Council meeting will be at 7:00 p.m. on the 2nd and 4th Thursday of the month.

The City Council adopts City ordinances and changes them as necessary; determines City policies and sets standards; approves the budget and sets the millage rate as well as all fees and fines; and employs and supervises the City Administrator.

The Mayor is the Chief Executive Officer, who sees that all laws, ordinances, rules and regulations are executed. The Mayor is in charge of general supervision; presides at City Council meetings; and has the authority to convene the Council in extra sessions. The Mayor and Council appoints members of City boards and commissions and is responsible for ensuring that all City departments operate properly.

Smyrna Vinings Condo and Townhome December Recap

The Smyrna Vinings townhome and condo market is seeing improvement much like the Smyrna Vinings home market. We’ve actually seen a spike in sales in December 2011, which could be positioning us for a strong year in the Smyrna Vinings condo and townhome market.

As you can see, we’ve been tracking the market for quite some time. We sell a lot of Smyrna Vinings homes, condos and townhomes and one of the major reasons is that we specialize in the area, know the inventory of homes for sale and understand the trends, statistics and all the local pertinent information necessary for you to make an informed decision.

As you’ll notice, the green bar is 2007 and we were selling a lot more condos and townhomes in 2007. Sales dropped continuously in 2008, while 2009 stabilized and picked up in the fourth quarter largely due to the first-time home buyer tax credit. 2010 saw the market peak in the late Spring and Summer. Since June, we’ve seen Smyrna Vinings condo and townhome sales remaining level, but with a spike in December. Apparently shoppers didn’t just have iPhones and iPads on their Christmas list this year.

The Active Listings chart depicts Smyrna Vinings condos and townhomes currently for sale. You’ll note that total active listings peaked in 2008, which can be explained based upon sales dropping significantly in 2008, which resulted in Smyrna Vinings townhomes and condos sitting on the market longer. In 2009, we saw the active listings drop significantly and this can be tied to the economic uncertainty, which resulted in a lot less development of new condos and townhomes for sale in the Smyrna Vinings market.

This trend has continued into 2010 and 2011. What we see now in the current market is that active listings are at a lower level in December 2011 than in any of the past five years. One interesting point about this is you have less competition if you want to sell in today’s market. Smyrna Vinings Condos Months Inventory December 2011 December Condo Townhome Market Update

One other important statistic that we like to track is how we gauge the health of the Smryna Vinings townhome and condo market. Months of inventory is a calculation that takes the current amount of homes for sale and divides that by the number of homes that have sold in the last 12 months. What the result means is if no more homes were listed, how many months would it take, based upon the past 12 months activity, to sell all the homes currently for sale. A result of 6 months is considered a healthy market, less than 6 months a seller’s market and more than 6 months, a buyer’s market.

What you can see in the chart above is that we were closest to a seller’s market at the beginning of 2011. The highest amount of bloat and most severe buyer’s market was in January of 2009 with significant improvement coming at the end of 2009 and throughout 2010. If you look at the 2011 trend line, you can see it’s been a wild and bumpy ride, with very low inventory to start the year and at spiking during the year, December is now down lower than any point in the past four years.

Sandy Springs Open House on Roswell Road Bridge Improvements

Roswell Road Bridge/I-285 Open House

The City of Sandy Springs and Georgia Department of Transportation are hosting a Public Open House meeting on Tuesday, January 17, 2012, 9:00 a.m. - 11:00 a.m. regarding the Roswell Road Bridge/I-285 Operational and Safety Improvements project. There will be no formal presentation, but City of Sandy Springs and Georgia Department of Transportation representatives will be on hand with plans and displays, and will discuss the project and answer questions from the public.

The project will include widening on the northbound side of the existing bridge. This will allow for two, 11' wide, northbound and southbound travel lanes as well as full, 11' wide, dedicated left turn lanes onto entrance ramps for I-285. The westbound and eastbound "on" ramps for I-285 will be widened, and short sections of concrete raised median are also proposed at both ends of the bridge.

The Public Open House will be held at Sandy Springs City Hall Council Chambers, 7840 Roswell Road, Building 500.
