I’m sure you’ve all heard about the Swiss Alps: What they don’t tell you in the brochures is that these peaks are even more elusive than driving up to Kokee hoping to see the NaPali in all it’s glory. These peaks are VERY elusive. I heard one local say that the Matterhorn came out for 15 minutes within the last three days.
Take about cloudy days! Here at Wengen, where Jungfraujoch, Eiger and Monch are the main attractions, it’s a real tease. When it comes to the mountain, now you see them, now you don’t – but when they do reveal just a tiny portion of their mightly peaks, you feel like you’ve just been given a real gift. No matter how big or small the view, it’s all breathtaking. On to your weekly update.

Sandpiper 203 sold for $370,500 back in 7/04 and comes on the market this week as a short sale priced at $209K.
Contingent:
Bank REO Puamana 25B sold for $380K in 9/04, was foreclosed on in 12/10 and went into escrow while priced at $194,500. FNMA REO Nihilani 21B went quickly back into escrow after falling out the first time. Priced at a very attractive $299,900, this unit sold for $650,650 in 10/06 and was foreclosed on in 9/10. Non-short sale Emmalani Court 425 which is priced at $399K went quickly into escrow with only 28 market days. This unit was last purchased for $675K in 4/05.
Sales:
Short sale Villas on the Prince 30, which was purchased for $565K in 3/04, closed at $540K cash which was higher than the list price of $525K. FNMA REO Sandpiper 128 closed for the list price of $214,900 after selling for $490K in 6/05. It was later foreclosed on in 1/11.
Price Changes:
Ka’iulani 29, which sold from the developer for $1,825,850 in 7/07, reduced from $1.425M to $1.375M. Short sale Ali’i Kai 4104 reduced to $425K from $475K. The last sale was at $950K in 8/05. Bank Approved short sale Pu’u Po’a 114 went from $900K to $850K and last sold in 3/05 for $1.4M.

Back on the Market:
Bank REO Sandpiper 210 fell out of escrow after going in on 6/30, and comes back on at a new lower price of $225,150 down from $237K. This unit sold for $535K in 6/05. Bank REO Cliffs 8204 is back active on the market after expiring while listed at $647K. It comes back at a new low price of $599K. You'll see both units under the price change portion of this update.
Contingent:
Short sale Nihilani 17B quickly found a buyer while priced at $385K. This unit sold from the developer in 7/06 for $637,113. Plantation 322 priced at $449,500 is in escrow. The last purchase price for this short sale was $700K in 7/07 and this is not a short sale. Pali Ke Kua 143 last sold for $477K in 9/02 and went into escrow this week while priced at $525K.
Expired:
Puamana 9B expired while listed for $319K after 183 days on the market. This possible short sale sold for $386K in 9/04.
Price Changes:
Ka'iulani 30 went from $2.3M to $1.950M and last sold from the developer in 8/07 for $2.3M. Bank owned Puamana 25B sold for $380K in 9/04, was foreclosed on in 12/10 and reduced this week from 239,900 to $194,500. As noted above, Sandpiper 210 went from $237K to $225,150. Plantation 1712 reduced to $339K from $359K and last sold for $515K in 2/08. Emmalani Court 324 is not a short sale, and it reduced from $449K to $429K after selling for $696K in 8/05. June 2011 fell a little short of June 2010 sales, with only 65 compared to 73. Of those 65, 27 were residential, 10 land and 28 condos. The number of condos sold is higher than last June which had only 26. The same goes for land - we had one more sale this June than last. It was the residential that showed a 27% decrease going from 37 in Jun 10 to 27 in Jun 11.
Year to date we are slightly ahead, with 380 sales so far compard to 347 last year this time. We're doing good, however, compared to the recent past, which saw only 213 sales as of this time in 09 and 329 for 08. Of course, if you go back any further than 08 the numbers jump up dramatically, with the 06 being the top "year to date" with 974 sales. There were even more than that in 05 but why go there! We already know 05 was the tops in every catagory.
Sales volume is still on the down side, with $35M sold in Jun 10 compared to $27M for Jun 11. Year to date we are still ahead with $204M for this year compared to $182M for Jun 10. The biggest difference in volume was, of course, in the residential which saw $22M in sales for Jun 10 compared to $16M for Jun 11.
On sales volume for past months, we don't fare so well with $35M for Jun 09, $53M in Jun 08 - then it jumps back up to $75M Jun 07 and $81M for Jun 06. That should give you an idea of how pricing has been going - down.
Median sales price remained fairly steady, showing at $480K in Jun 10 for residential compared to $457,700 this June. Land went down 18% from $250K in Jun 10 to $203,250 for Jun 11. Condos saw a smaller 13% decline with a median price of $325K in Jun 10 and $282,500 in Jun 11.

Lots of properties going into escrow already this month and buyers seem eager to get in the market - indicative that the tide has turned. When buyers see value for their dollar, that's when you'll see them step up to the plate and not one minute before. Sellers, if you are still thinking someone will come up to your overpriced unit, keep in mind that even if they do, unless it's a cash transaction, it's unlikely to appraise.

Back on the Market:
Since there are no new condo listings this week, we start right back in with "back on the market." Sealodge F1, priced at $279K is back on the market after going into escrow on 6/16. It last sold for $600K in 6/05 and is a short sale. FNMA foreclosure unit Nihilani 21B priced at $299,900 is back on the market after briefly going into escrow. 21B sold for $656,650 on 10/06 and was foreclosed on in 9/10.
Contingent:
After over 500 market days, Puamana 17A went into escrow priced at $299K after selling for $320K in 3/04. Short sale Hanalei Bay Villas 23 finally found a buyer after 248 days on the market. This unit sold for $600K in 6/04 and initially came on the market at $535K, reducing to the current price of $399K on 4/28. Short sale Villas of Kamali'i 4 went quickly into escrow while priced at $595K after being purchased for $900K in 3/07. It went into escrow with only 12 days on the market.
Sales:
FNMA REO Kamahana 2 closed at $217K with a list price of $229,900. The last purchase for this unit was in 11/94 for $136K. FNMA foreclosed on it in 2/11. Short sale Villas of Kamali'i 40 closed for $530K cash with a list price of $595K after selling for $725K in 5/07.
Price Changes:
Paniolo 107, a bank foreclosure which sold for $475K in 9/05, went from $203,900 to $199,900. Mauna Kai F6, a bank owned property which sold for $431,560 in 11/04 and was foreclosed on in 12/10, reduced from $254,900 to a very attractive $199,900. Fannie Mae REO Mauna Kai F7 also reduced, going from $284,500 to $261,900 after selling for $257,500 in 2/03 and being foreclosed on in 9/10. Plantation 412, which is not a short sale or foreclosure, originally sold from the developer in 9/05 for $405K. It made a small reduction this week going from $430K to $420K. And happy Fourth of July to everyone. It's a magnificent day here with lots of blue sky and a healthy dose of tradewinds. Our parking lot here at the Cliffs is jammed full of cars, indicative of summer travel. The hard thing to believe is that we're already in July. Are they shortening the months or what?
We didn't quite meet the sales stats from Jun 2010 which had 73 sales whereas June 2011 only had 65. We did however, have more condo sales - 28 compared to 25 last year with the majority occurring in the Kawaihau zone. Here's your update for this week:

New Listings:
There appears to be quite a few new listings this week but that's not actually the case. Two brokerages merged resulting in having to relist the properties all under one name. Because these condos are not new listings, and were discussed at that time they came on the market, they will not be addressed in this update. That will include Cliffs 3204, Plantation 1611, Kamahana 11, Villas of Kamali'i 54, Hanalei Bay Villas 29, Nihilani 7B and Nihilani 19A.
Now that we have that squared away: We have two new Ka'iulani townhomes on the market; unit 77 which sold for $826,530 in 4/07 and is priced as a potential short sale for $749K and unit 63 which sold for $810K in 9/09 and is listed for $839K. There are also two new Ali'i Kai units; number 13 sold for $150K back in 7/92 and comes on the market this week at $289,900 while Ali'i Kai 4104 comes on as a short sale priced at $475K after selling for $950K in 8/05. This unit was previously listed from 7/08 to 1/11 starting at $925K and reducing to $799K. Cliffs 9201, which sold as a leasehold for $135K in 12/86 and converted to fee simple in 11/91 for $22,500, shows up as a new listing with 311 days. You'll also see this condo under the expired section of this report -they changed agents when the listing was reactivated which caused it to show up as "new."
Short sale Villas of Kamali'i 4, which fronts the golf course, is priced at $595K after selling for $900K in 3/07. It was also listed from 3/09 to 12/09 starting at $945K and reducing to $925K when it expired. It came back on the market in 1/10 to 6/10 priced at $895K but expired before finding a buyer. We have Pu'u Po'a 110 re-entering the market, priced at $1.295M with a former sale price of $1,637,500 in 7/05. It was previously listed from 6/10 to 3/11 at $1.4M when it was withdrawn.
Back on the Market:
Moana floorplan Nihilani 1A is back on the market after being temporarily withdrawn, still priced at $575K. This unit sold from the developer on 5/08 for $695K.
Contingent:
Bank REO Sandpiper 210 priced at $237K wasted no time going into escrow after only 17 market days. This upstairs condo sold for $535K in 6/05. FNMA REO Nihilani 21B went into escrow while priced at $299,900. This unit sold from the developer in 10/06 for $656,650 and was foreclosed on in 9/10. Sealodge C3 priced at $399K went into escrow. This unit last sold for $365K in 5/03. Ali'i Kai 3202, which is a short sale priced at $595K after selling for $770K in 3/05, also quickly went into escrow with only 10 market days.
Everyone keeps asking me if I think we're at the bottom of the market - wondering how they can tell if this is it. In my opinion, the best indicator of the market is buyer response. When buyers feel there is value for their dollar they will buy. Considering how quickly some of these units are being snapped up, I would say we're there. I would also advise buyers not to miss out on this great opportunity. You may have missed the boat with the big appreciation wave throughout 04-06 - don't miss out again.
Expired:
Sealodge E9, which was purchased for $285K in 12/00 expired while listed for $459K. As noted under new listings, Cliffs 9201 expired and was then reactivated under a different agent in the same brokerage.
Price Changes:
Short sale Sandpiper 222, an upstairs unit purchased for $474,230 in 9/05 went from $245K to $239K. Villas of Kamali'i 27 reduced from $845K to $795, having last sold for $465K from the developer in 11/03.
As was the case with the condos, you'll see several "new" listings which are actually existing listings that were relisted when the two brokerages merged. There are no new residential listings this week. Here is the rest of your update:
