Inventory is decreasing in the Loudoun County Real Estate market...this is a good thing...The number of new listings taken each month is decreasing and the number of homes sold each month in Loudoun County is increasing.
So...is now a good time to sell homes in Loudoun County? Well, certainly if you look at the numbes from the beginning of the year to now, I'd say yes! In January a seller only had a 23% chance of selling their home. The percentage of homes sold in Loudoun County has increased steadily throughout the summer to a whopping 77.5%....this is great news for sellers!

Think you can't move to Ashburn because its too far from the single nightlife and you will be secluded in family city? Think again!
Ashburn has been moving up in the world with entertainment and there are more and more things to do.
Clydes at Willow Creek is located in Broadlands...although getting to Clyde's seems like you are going to a residential neighborhood as soon as you approach the entrance you will see a very full parking lot. Clyde's has 4 bars, numerous cozy seating rooms for dining and a fabulous outdoor patio. Happy Hours are a great attraction as they have special prices on a select food menu. Thursday and Friday nights are great nights to go if you are looking to hang out with other single folks....
The Dock in Lansdowne is also another fabulous place. They have live music or a dj and a small dance floor. Often times The Dock and Clydes share a similar and familiar clientele so you will often see faces you recognize at one or the other.
In addition to these places there are several more to go to...Emilio's in Lansdowne is gaining popularity as well as the old standby The Original Steakhouse in Broadlands. Glory Days in Broadlands is another great place to hang out and watch a football game...although in my opinion...if you want to go watch a game or games, go to the Steakhouse....you will be surrounded by sports...and don't forget Kirkpatrick's in Ashburn Village...thats another great spot for bands and of course St. Patty's Day.
Summer time brings the Loudoun Summer Music Fest on Sunday nights which has a great lineup of bands all summer long...and if you don't mind driving but enjoy outdoor music, Friday Night Live in Herndon hosts a slew of great local bands.
For the more laid back person who prefers quiet nights, the movie theater in Brambleton is brand new and fabulous!
As I write, I keep thinking of more places to go....Nick's in Brambleton has great live music....
Ashburn has plenty to do and there is so much within such a short drive...even if you have to leave to go to Arlington, the Dulles Greenway provides a quick easy route...but who would want to leave? Its sooo much fun! I never would have thought I would say that when I first moved to Ashburn...I had to drive all of the time...I'm now enjoying staying local so much more than leaving Ashburn.
Development in Ashburn Farm began in 1986 by Cavalier Land Development Corporation. It consists of 1370 acres of which 185 acres has been reserved for common area and recreational activities. The developer planned the community in such a way that they left the terrain and many of the trees intact.
Ashburn Farm sits between Belmont Ridge Road and Ashburn Road and consists of over 3800 single family, townhomes, condo's and apartments. The first home was built in 1988 and shortly thereafter the amenities followed suite. Ashburn Farm has 3 pools, 12 Tennis courts plus additional multi purpose courts, 3 sports fields to include several softball/baseball fields and soccer fields. There are 19 tot lots for the little ones to play and for the fisherman, Ashburn Farm has 5 catchand release ponds. In addition to all of this there are 28 miles of biking/walking trails which wind through the homes and offer the feeling of privacy as you take a walk with nature.
The Ashburn Farm Village Center has several retail stores such as Whole Pet Food Store, Starbucks, Hershey Ice Cream and a Giant Food grocery store.
Living in Ashburn Farm also brings a lot of social activities....there are Halloween activities, Fireworks on Memorial Day weekend for the Summer Kick-Off Party, Pet Adoption days, Craft Shows, Wine Tasting...the things to do in Ashburn Farm are plenty....

The Loudoun Summer Music Fest was ending their summer full of Sunday concerts tomorrow at the Belmont Country Club with The Loudoun Palooza. The guest bands were: Dreamscapes Project, Lloyd Dobbler Effect, Second Troy, Lionize, Getaway Car, Justin Trawick, Better Days Trio, Kelly Bell Band, Blackjacks and The Speaks .
Unfortunately due to Hurricane Hannah, the Loudoun Palooza has been cancelled. They hope to reschedule at Jammin Java in the future so look for updates!
This year was a huge success for the Loudoun Summer Music Fest. Smash Mouth, Travis Tritt, KC and the Sunshine Band, Credence Clearwater, and Blue Travellers were just some of the awesome bands that played.
Next year, music passes which will cover the entire summer will be on sale for only $100.

During the home inspection negotiations often times issues are pointed out to the homeowner that can shock them, hurt their pride, or anger them...homeowners take pride in the care of their home and a detailed home inspection report picks apart their castle...ouch!
In this market buyers are asking and often times getting their home inspection items fixed...they want everything thinks the homeowner...its not fair...it can be costly...it can be time consuming...then the homeowner finds something that they disagree on...what then?
Is it really worth it to put your foot down and not work with your buyer in this market? you have a valid contract, your going to closing...what are the risks here by not fixing something? You could lose that buyer...is it worth it to you? Really, really, really worth it to you? Buyers do walk...especially when there are so many properties and so many "deals" out there....
Think about it...put yourself in their shoes...but understand that by putting your foot down and not working with that buyer, you may be back on the market...and do you really think your next buyer isn't going to want the same thing...? Most likely it will come up again...why not work with what you have, move forward...compromise?
It may be worth it to you in the long run....
