Statesville NC September 2011 Market Update

The Statesville real estate market has been a roller coaster this year to say the least. For a market that is normally busy in the spring and a little quieter in the summer, this year has been to opposite for me. My spring was a little slow going and the summer was HOT! Not only have sales increased this summer, the foreclosure market seems to be slowing, giving “regular” sellers a better chance of selling their homes. Statesville has always been known to have plenty of affordable homes and our current market stats show this fact. You will see in the charts below that the average sales price for homes sold since January 1, 2011 is $108,708 and I can attest to the fact that most of our sales have been for homes under $140,000. We have a large investor market in Statesville for homes under $90,000 and the numbers show that increase.

On the brighter side, I have also experienced a larger demand for homes over $150,000 than we have seen in previous years. Prices on those homes have dropped slightly and buyers are finally taking notice and taking advantage of some great deals on these homes. The biggest hole in our market now is the availability of new construction. New homes that had been foreclosed on in the past several years have been sold and builders are still not constructing many new homes in our area. We have a few “track” builders that are building some spec homes but custom homes are non existent.

Currently in Statesville, we have 496 active listings with an average list price of $195,928 and an average Days on the market of 184 days.

Since January 1, 2011 – Statesville has had 348 single family residential homes sell with an average days on the market of 136 days. This compares to 376 listings sold for the same period of 2010 with average days on the market of 135. Of the 348 sales, 100 were categorized as a Foreclosure with an average sales price of $72,109.

This chart shows the fact that our foreclosures in Statesville have fallen to only 3.6 months of inventory verses 21.5 months for regular resales and 19.4 months for short sales. The question is: Will we see more foreclosures in the future or will the cooperation of the banks with the short sales and loan modifications finally slow the foreclosure market?image

In the end, the Statesville market is continuing to improve in certain areas and stay stale in others. Homes over $200,000 still struggle to find buyers while we see multiple offers on homes under $200,000. There are bright spots in every market and the Statesville market is no exception. With interest rates at close to 4%, the USDA 100% program going strong for rural areas and prices holding steady – our market looks pretty good right now.

Back to school for Adults too! Mitchell Community College-Statesville NC

In today’s economy it is more critical than ever to continue learning new skills and technologies. With the large number of job losses in Iredell County, more displaced workers have chosen to return to school to be retrained for a new position and learn a new trade. Mitchell Community College offers a wide array of continuing education classes as well as their normal degree programs. The Continuing Education building is located on W. Front Street and the Mooresville Campus is on North Academy St. Open House is scheduled for August 30th in Statesville.

Here are the programs offered in Statesville:

Programs

  • Allied Health – These courses relate to the medical and nursing field and lead to state certification. Courses for initial certification, recertification and job upgrade are available.
  • Business & Industry Services – This program provides for the training needs of industries new to Iredell County and also for existing companies that are undergoing a major expansion, which results in the addition of twelve or more new production jobs.
  • Community Service – Community Service Programs are designed to appeal to the vocational and special interests of adults in our community. Classes in cake decorating, painting, photography, pottery, sewing, stained glass, and other topics are sponsored through this program.
  • GED & Basic Skills – The Basic Skills division of Continuing Education encompasses the following programs: Adult Basic Education (ABE), General Educational Development (GED), English as a Second Language (ESL), Compensatory Education, Basic Skills in the Workplace.
  • Motorcycle Safety – Teaches students the proper techniques needed to ride a motorcycle safely. Classes are available for both beginning and experienced riders.
  • Occupation Courses – These programs contribute to the economic development of the region. Classes are offered which upgrade the skills of those currently employed and prepare other individuals to enter the work force.
  • Online Education – More than 100 Ed2Go courses are offered monthly via the Internet. Lessons are accessible 24 hours a day, 7 days a week.
  • Public Safety – The Public Safety program provides certificates in fire science, basic law enforcement, and emergency medical services. Training includes a combination of classroom and “hands-on” study to ensure students are well-prepared to enter these fields.
  • Truck Driver Training – Training programs are provided by Caldwell Community College and Technical Institute Hudson, NC and hosted at Mitchell Community College. Day classes require 8.5 weeks to complete, evening classes 15 weeks and weekend classes take 17 weekends.

Small Business Center Network LogoMitchell Community College’s Small Business Center (SBC) is a resource for existing and prospective small business owners and managers in Iredell County. The SBC is part of a statewide network which provides counseling, resources, and educational services to support the development and growth of small businesses. Starting or managing a small business is not as simple as one may think. Planning a successful business require extensive research, intense planning, creative thinking and problem solving, and a strong desire to succeed. The mission of the SBC is to be actively involved with the small business community in Iredell County and assist in economic growth by providing assistance to small businesses in order to increase the number of start-ups, expand existing small businesses, and reduce the number of small business failures.

Seminars & Workshops

The SBC hosts seminars, workshops, and courses designed for small business owners on a regular basis. Many of the seminars and workshops are provided at no cost or for a nominal fee. Expert presenters from all areas of North Carolina are brought to the campus to assist in meeting the training needs of small businesses.

Counseling

The SBC provides free confidential counseling on a variety of small business management topics. The topics include business start-up, licensing, business plans, sources of financing, marketing, and more.

Information & Referral Center

The SBC has a resource center available to SBC clients, in which they can review periodicals, books, and other materials relevant to starting and running a small business. In addition a computer is available for business plan preparation as well as researching the feasibility of a business by accessing the Internet. The SBC also makes referrals on a regular basis to other state agencies and other business assistant resources.

Computer Technology

The Small Business Center also provides a wide array of courses in computer technology. A variety of short courses are available providing training on various software packages that include the following: word processing, spreadsheets, databases, des6op publishing, computerized accounting, and presentation programs.

Our new logo says it all – “Where it all comes together.” There are so many people coming together in Statesville to ensure our town survives and thrives in the coming years and we should all be proud of the work they do. I would like to recognize the The City of Statesville, Downtown Statesville, The Statesville Chamber of Commerce, Convention & Visitors Bureau and Greater Statesville Development Corporation for working together for the good of our city. It has been a rough few years for our city and our schools but we continue to move forward and make plans for a brighter future. Yes, we have lost many jobs due to businesses closing but these entities work hard every day to bring business back to Statesville and to support the the current companies that are still going strong. We have lots to be proud of and to look forward to in the very near future.

Here are a few happenings in Statesville that we can all be a part of:

PANEL DISCUSSION: BUSINESS IN STATESVILLE/Iredell County Today and Tomorrow is a discussion jointly coordinated by the Greater Statesville Chamber of Commerce and the Greater Statesville Development Corporation. This event will be an opportunity to hear from the top CEOs in the area as to how/where their business is successful today, the challenges they currently face and how they view success 2-3 years down the road. We will have two panel discussions: One panel will feature CEO’s of local service industry organizations while the second panel will feature CEO’s of area manufacturers.

Our hope is to better understand the economic impact of local service and manufacturing sectors while better defining the common challenges faced. FRIDAY AFTER 5 CONCERTS: Need a release after a long day at work? Come on out to the Friday after Five Concert Series sponsored by Piedmont Health Care. The street in front of Mitchell Community College is blocked off so that that stage can be set up and the tents with food, beverages (yes- beer and wine) and local businesses can display their products. A fun “rockin” time for all ages. Here is the schedule for the remaining concerts.

STREETSCAPE PROJECT: The much anticipated downtown streetscape plan has begun and things are taking shape. Although they are a little behind schedule, the changes are looking wonderful to our downtown. The finished product will be well worth the wait and the dust. I know many are upset about the parallel parking but I consider it a challenge. I have to say, I am getting pretty good at parallel parking!

Back to School in Iredell County with Iredell-Statesville Schools

j0439450It is back to school in Iredell County and there are tons of things to organize and prepare for. Clothes, shoes, school tools, book bags, scheduling, orientation and bus routes just to name some of the biggies. This is a hectic time for kids and parents and putting it all together can be daunting. I have compiled some basic information to help get you started in the right direction. (Please note that this information is subject to change – please contact your child’s school to verify all information and schedules).

OPEN HOUSE: Some of the schools held open house in the beginning of August but most are being held next week. Here is a link to the Dates and Times of Open House for Iredell-Statesville Schools.

SCHOOL CALENDARS: The first day of School for Iredell Statesville is August 25th and here is the last revised calendar for Holidays, Early release days and Teacher workdays. You can also view the calendar for the Visual Arts Program and Early College Programs.

School Supplies 3BUS ROUTES: Here is a link to the estimated bus routes for Iredell Statesville Schools. Please be sure to contact the school before school starts to verify times and stops because they are subject to change. Be sure to have the kids out there on time and expect some delays until the drivers get used to the schedule.
