2008 was a tough year! No doubt about it- for sellers that is! For buyers, it was a fantastic time to buy and it is getting even better in 2009. In Statesville NC, we have had our ups and our downs and I would like to share with some of the most recent local data for the Real Estate Market provided by a variety of sources. 1st, lets look at 3rd quarter data for Iredell County. Keep in mind that these figures include the Lake Norman Area. The following date was provided by the Carolina Multiple Listing Service, INC. TA recent report shows our unemployment rate has increased from 5.4% to 6.8% in the 3rd quarter. The average Price of a home was $295,000 (up from the 2nd quarter and forecast to increase in the 4th quarter). The number of homes on the market and the number of homes sold decreased for the third quarter. The number of new homes built fell sharply and is forecast to fall even more in the 4th quarter. Average days on the market rose to 141 from 103 in the 2nd quarter. The Statesville area average price of home is around $160,000 with average days on the market being 150 and the % of Asking Price averaging 95.1%. For January, Iredell County (excluding Lake Norman area) had 52 closed home sales, with a median closed price of $132,000. The Lake Norman area had 29 closed sales with a median of $293,350. Iredell county has it all. The cities of Statesville and Mooresville have joinced forces to claim Top Micropolitan area in 2004, 2005, and 2006, as ranked by Site Selection Magazine. Iredell County is one of the few counties in the Carolinas with two connecting interstates. I-77 runs north and south while I-40 runs east and west. Additionally, I-85 is only thirty minutes away. Iredell County is going pink! This month over 300 women from Statesville and surrounding areas will come together with Iredell County Habitat for Humanity and begin a home for area resident Lillian Dye. It was my honor to be a board member for the past three years and board president last year of the board of Iredell County Habitat. The affiliate worked hard to purchase nearly 10 acres of land for the first multi-home subdivision for this affiliate. The newly developed Fourth Creek Village is ready for the first homes to be built on the 15 available lots. Three homes will be started this month, one of which will be Women Build Home. The Leadership Statesville Class of 2009 is scheduled to contribute a community park area for the residents and one of the local Eagle Scouts will be developing a main entrance structure with a sign.

Over the past several months, the Women Build Committee has been working hard to raise nearly $60,000 for construction, recruit volunteers and raise community awareness for such a worthy cause. Women volunteers have participated in the annual Christmas Parade in Downtown Statesville, sponsored a VIP breakfast to ask area businesses for funding, held a bowling tournament and other fundraising activities to help reach their goal. The local Lowes Home Improvement Center in Troutman NC offered instructional classes for framing, sheetrock and other building areas. Earlier this month the community came together to kick off the event with a ground breaking ceremony and celebrate the accomplishments of the entire group of volunteers. Excitement is building for the opening day and for the first nail to hit the frame! Men........you are more than welcome to come on out and join in the fun. Your input will be invaluable and the girls will certainly need someone to serve coffee and water! During construction, visit the Women Build Blog and follow progress. I will be sure to post updates and will write about the home dedication scheduled for Mother's Day. Come out and join us on Partnership Way and meet Lillian Dye who will be there along with all the volunteers- realizing her dream to become a homeowner.

On January 22, 2009, Residents from Statesville and Iredell County gathered at the Statesville Civic Center to offer their ideas on what the new "gateway" to Statesville should look like. The area is a major travel way into Statesville from Mooresville and Troutman and the many would like to see a more attractive first impression to visitors and residents. There were many original and creative ideas talked about at the Civic Center with community leaders of the City of Statesville and the Downtown Statesville Development Corporation.
