St. Petersburg, Listing your property, house or condo, short sale or not, with a Realtor (Of course I recommend this option)

Selling your home or condo here in St. Petersburg?
You want to sell your home yourself as a FSBO?
Selling your property with a Discount brokerage
No, serious I really believe and I have seen it and the statistics say that when selling your home with the help of a realtor your net profit will be higher and the transaction will be painless, easy and has a much better chance of being successful
Why?
We do this for a living, all day long for years and years.
We have the experience and the training.
If my car is broken, I bring it to a garage
If I have a health problem, I go to a doctor.
If my kitchen lights do not work, I call an electrician.
Why? Because I am not an expert in these fields and to get the job done right, I need a professional, someone that has the training and experience.
So, why wouldn't you hire a Realtor? The only answer that I can come up with, is "commission" and that is understandable, nobody want to pay for something they can do themselves, BUT can you really do it yourself? I can not repair my car, or find the right medication for my illness or fix a broken electric wire.
Yes, we charge a percentage for our service, but in the end it will be money well spend.
Once you start working with a Realtor and you seen all the details that are involved in listing your property, you will see very easily that it is worth the money.

Yes, listing with a discount broker, depending on your situation and the market conditions might be an option for you. Check out a few of them, understand what they offer and what they do for you. Find out what you have to do. As questions like
Will it be listing in the MLS system?
Where do you advertise my property?
Can I call an agent if I have a question?
Who does the paperwork if we get an offer?
Who does the showings?
Will you put a sign on my property?
How often do you update me on the situation?
Who takes the pictures?
Do you create a flyer for my home?
What is the agency relationship form I have to sign?
Do you represent me?
How will people find my listing?
Do you promote my listing on websites?
If another realtor brings a buyer, will they get paid?
Do you follow up on the financing the buyer might need?
Do you show up for closing?
In some cases, discount brokerage makes sense but be prepared, as in real live, you get what you pay for and if you are really serious about selling your home, make sure you understand the service you get from them and if possible get it in writing (and read the listing contract)
Believe it or not, but even as a Realtor I can understand that you will consider this option.
After all you might save a lot of money in commission.
But what about the paperwork? Have you recently seen a Real Estate sales contract? (My last one was 23 pages)
Do you fully understand each paragraph?
Do you know what to do if something goes wrong?
How about advertising? Where would you advertise?
How much is it going to cost you?
How would you market your property?
Showing of your property, are you available all the time to show you home or condo? Can people reach you by phone all day long? How do you make sure it is save to show your home to a stranger?
Last question, do you really have the time and resources to take on this big project? More than 80% of the FSBO that I see out there realize within a few weeks that they just can't do it on their own and down the road they hire a Realtor to assist them. So, before you put your FSBO sign in the yard, think about it and make sure you can go all the way to closing. Do not loose a potential buyer or valuable time because you were not prepared.
Sit down talk about it with friends and make a list of things that could happen, go over a few different scenarios and do your homework.
The Gulf Partnership For Marine Fisheries,
and therefore every Florida resident and Florida tourist needs your support.
If you want to be able to serve fresh native Florida fish in the future, you better get involved in this cause. Unfortunately the issue of over fishing and under fishing here on the gulf coast has not gotten enough attention. We all take this natural resource for granted, but if you look into the subject and see all the restrictions that are coming up, you will soon realize that the Florida fishery is in serious trouble. Recreational and commercial fishery. Not only this, being a realtor in this area for many years, I can see the impact our local fishing industry has on home values and the tourist industry.
Let me tell you, the situation scares me and I am glad the people like Robert Spaeth and Denny O'Hearn see the bigger picture and that they are taking action. FOR ALL OF US.
The Gulf Partnership For Marine Fishery, can make a difference, but they can not do it alone, they need the support and backup from YOU, so get involved, now is the time, do not wait until it is too late. Voice your opinion, help make this right.
