Need a website, want a new website, looking for a website developer in the St. Pete Clearwater Tampabay area? Mr. Webwiz creates great websites.

About 9 month ago I was looking for a new website provider here in the Saint Petersburg Tampabay Clearwater area. I called a lot of website developers and pretty much checked out everybody in the website business. Most of these website companies were way to expensive for my budget, others had great ideas but their website ranking was not good, others were way too complicated or had no live support. Then I stumbled over Mr. Web wiz, a local company in Clearwater Tampabay. I have to say I was a little hesitant because it is a small outfit and I had never heard about "Mr. Webwiz" Knowing me, I went there in person to check them out and I was impressed. The people at Mr. Webwiz actually listened to me, understood what I wanted to accomplish with my new website, had some great ideas and best of all they were affordable. Not the cheapest but very fair in their pricing. Their customer support for your website is great and efficient. I am very happy with my new website and the website ranking that it already has. Check out my webpage and see what they could do for your new website

THE FINE PRINT: Published online since 2005 by the City of Treasure Island Public Information Office for exactly 1262 mostly calm and reasonable online subscribers. For more sublime reading pleasure, back issues available here.
We're(everybody in Treasure Island) a big fan of fans but it's that time of year, when air conditioning is second nature to switching on the light, where we'd thrill to giving our fans a vacation from their non-stop whirling since, oh, about May. There are signs autumn is approaching, though - moist rooms of budget workshop deliberations are history; the TI Art Guild shows are back at city hall; Dockmaster Les at the yacht club is looking for Holiday Boat Parade sponsors; and, yes, Canadian Thanksgiving is just about three weeks away ... virtually a nippy cold front of Treasure island's autumnal events are upon us. And fall? Conveniently scheduled to begin next Tuesday at 5:18pm. And our fans? No vacation for them, not for a few weeks yet ...

That glorious honking sound on Treasure Island
Is it a flock of Canadian geese sensing fall? (5:18pm Tuesday, you know). Perhaps someone learning Morse Code in their car? No, most likely it's happy drivers on Isle of Capri and Palms honking their horns in extreme pleasure as the long-awaited road repaving project comes to their street. Smooth, triple-blade Gillette razor quality roads should be finished by the end of September. Click the clicky above for a list of streets that will be made as black as midnight on a moonless night.

Garbage verbiage
Using a complex formula made up of deleted health care reform pages, old phonebooks and sunspot cycles, we've come up with a nifty, new, one-size-fits-all residentialholiday trash collection schedule. Simply put - after a holiday, we collect one day later. Yep, that even means Saturday collections for Friday holidays (the exception is when Christmas or New Year's is on a Saturday - and we'll deal with that later). The backstory on devising the schedule is here but there comes a moment at work when you've made up your mind that you just aren't doing anything productive for the rest of the day ... probably around the same time this newsletter shows up ... so you might want to read it then.

UNCORKING A BOTTLE (OR TWO) OF FUN: Another sure sign summer is almost over - the Isle of Capri Civic Association is back to their delicious wine and cheese habit again on Friday, October 16th at the TI Community Center. Tickets are $10 with proceeds donated to our TI Parks & Rec Department Halloween Spooktacular. Party down at 6:30pm with cheeses you never knew existed (Venezuelian Beaver Cheese?), fruits, wines and snacks. Info & tix at 727-367-1474 ... NOW ONLINE: By clicking on the TIPD box on our homepage, you'll be whisked away to a veritable walk-in closet of Treasure Island crime and traffic data. Want to know the number of DUI stops for any given month, all the way back to 2004? You'll find it here. Need the number of "glass on the beach" violations for August 2009? Again, it's right here on the updated TIPD web pages. Plus, every Monday we post a fresh new week of police calls in the Treasure Island Police Blotter ... WE'LL CROSS THAT BRIDGE WHEN WE COME TO IT: And the time is now, as Treasure Island applies for a TIGER (Transportation Improvement Generating Economic Recovery) grant to the tune of about $3.9-million for replacement of the Isle of Palms and Capri bridges . The catch? We'd have to complete the bridges by February 2012. We hear honking already ... Next e*ti: October 1st.

Waterfront homes, townhomes and condos in Saint Petersburg Tampabay for sale.

Waterfront homes, townhomes and condos in Saint Petersburg Tampabay for sale.

Saint Petersburg beachA lot of people that want to buy in our area are from out of town, out of state even out of the country. The buyers typically start their search on the internet. Not knowing our neighborhood they might type in Pinellas County, Saint Petersburg or Tampabay. Well, our little Peninsula has a lot of different areas where you can find waterfront properties. In this post I will try to break it down for you so you can do a more specific search. When it comes to buying or selling or for that matter living in Saint Petersburg we (the locals) separate St. Petersburg into "The beaches" meaning the west of Pinellas County and "The Bay" meaning the East. We also have "Central Ave" which further divides Saint Petersburg into North and South. If you ask the question "Where do you live?" people will say "On the beaches, meaning the Island of St. Pete Beach or Treasure Island or Madeira Beach or Redington Shores or North Redington Beach or Indian Rocks Beach Bell Air or Indian Shores. If someone says "I live on THE Island you know he means Tierra Verde. All these little Islands - towns are on the Gulf of Mexico and it doesn't matter which waterfront property you buy, you will never be more than a mile or two from the beach

sunset on the beaches of tampabayWhen we go to the other side of town, places like North East St. Pete, South East Saint Petersburg, Pinellas Point, Maximo, Coquina key, Tanglewood, Caya Costa, Downtown Saint Petersburg etc. you will also find gorgeous waterfront properties for sale but you will be at least 20 minutes away from the sandy beaches. Due to the unique location of Pinellas County which is right in-between the Gulf of Mexico and Tampabay our waterfront properties are all different and have different things to offer. If you buy your home or condo right on the Gulf of Mexico, you have a beautiful sunset right in your backyard every day but you cannot have a boat. If you buy waterfront property on the Intracoastal Waterway, you can have a boat but might have to drive a mile or two to see the sunset. Buying waterfront property on Tampabay, the east site of Saint Petersburg, you will have a long drive to see the sunset and due to a lot of sand bars you might and might not be able to have a boat. My point is that you if you find your waterfront dream home on the internet check out Google earth or look at a map. Waterfront property here in the Saint Petersburg area can be different from one block to the next.

That was it for today and for Waterfront homes, townhomes and condos in Saint Petersburg Tampabay for sale.

I am not getting it, need your help on a short sale - foreclosure - bankruptcy question for St. Petersburg Tamapabay

I am not getting it, need your help on a short sale - foreclosure - bankruptcy question

I have a lot of short sale listings on my desk and so far we have closed each one of them. In every case the deficiency was waived by the banks and the homeowner did not have to file bankruptcy. Only in one case, where the bank forgave about $120,000 the seller had to bring $500 to closing. Now, I increasingly see that homeowners that think about a short sale and the bank even suggest a short sale to them, talk to lawyers and they recommend to simply letting it go, wait for foreclosure and file bankruptcy.

Can someone explain this to me?

I mean the last case was a single family home with one mortgage of $240,000 owner had paid about $250,000 for it we had it under contract for just under $200,000. In the middle of the short sale process a lawyer told the seller that they should not go forward with all this but file bankrupt ASAP.

Like I said in the beginning, I am not getting it, need your help on a short sale - foreclosure - bankruptcy question. What is going on? Why would filing bankruptcy instead of first trying a short sale be better?

Homeowners in this situation should always aim for a short sale not foreclosure or bankruptcy. Worst case scenario, if the short sale fails, foreclosure and bankruptcy are still available. Why ruin your credit more than you have to?

Can anybody explain why attorney - lawyer would recommend not to do a short sale?
