Located in the heart of South Charlotte along Rea Rd, The Shops at Piper Glen is home to Charlotte's first Trader Joe's store, as well as Firenze Restaurant, Senor Tequila's, a new Starbucks, and much more! It's one of those shopping centers that you can pass by if you don't know it's there, just one of the many gems of South Charlotte.


As you can see in the pictures, the parking lot can be very busy at times - there's actually an additional parking lot behind Trader Joe's which at times is more convenient than using the main parking lot.

Below is the updated monthly market activity for Charlotte NC and Mecklenburg County NC which includes data from Multiple Listing Areas 1-9: the towns of Charlotte, Huntersville, Davidson, Cornelius, Matthews, Mint Hill, and Pineville, all of which are located within Mecklenburg County NC.
The reason for the county view is to provide a more localized snapshot of real estate market activity- focusing on Mecklenburg County's activity instead of the much wider region which includes counties outside of Charlotte.

For February 2008, new listing activity was down slightly from January but still relatively high, near springtime levels from 2007. Under contract listings for February 2008 were very close to those for January of this year and the Sold listing category showed an increase in February from the previous month.
Both Under Contract and Sold Listing numbers are lower than the same time-frame in 2007 which continues to indicate that home buyers have choices. For sellers: price and condition are key. For buyers: this is a great to buy, springtime will most likely bring more buyers looking at the same home you're viewing!
Real estate activity is highly local even within a county, areas and neighborhoods often experience differing activity levels - by looking at the county overall, an average and snapshot of the county-wide market activity can be gained but applying market data to a given house is much more in depth and specific. Yes, it's rained recently but mandatory water restrictions in Charlotte and Mecklenburg County NC remain unchanged.
As of March 11th, the US Drought Monitor of NC lists Mecklenburg County as experiencing "Extreme Drought" conditions. While this is one level below the "Exceptional" classification we had as of February 2008, it's still a serious level of drought.
The recent rain hasn't been enough to repair and replenish the damage that was done last year to water supplies and weather here in Charlotte will continue to warm (hot summer months really aren't that far away).

Some rain is better than none of course, but we still need more and consistent rain to help prepare the region for the dryer and hotter months that lie ahead.

"Exceeding Expectations"
What a weekend for Charlotte! Not only is the ACC basketball tournament going on through Sunday, we have the 12th Annual St Patrick's Day Parade and "Charlotte Goes Green" in Uptown Saturday March 15th.
Whether you're a sports fan or just looking for something to do this weekend, Uptown Charlotte will be buzzing with activity.
The ACC tournament started yesterday and runs through Sunday March 16th in Uptown at the Charlotte Bobcats Arena with the final game starting at 1pm Sunday.
The St Patrick's Day parade starts at 10:30am Saturday March 16th, at Tryon and 9th St in Uptown. The "Charlotte Goes Green Festival" begins at 10am Saturday and lasts until 6:30pm. For a peek at vendors and sponsors, as well as parade route details, check out Charlotte St. Pat's Day.

Counties in NC perform revaluation of real estate every few years or so - the requirement is at least once every 8 years but most counties perform the revaluations more frequently.
Cabarrus County (NE of Charlotte) sent out their revaluation notices back in January. Union County(E/SE of Charlotte) is set to mail theirs next week (March 16th). What about Charlotte? Our last revaluation was done here in Charlotte, Mecklenburg County back in 2003 and we're scheduled for a countywide revaluation in early 2009, so Charlotte's turn is coming.
Counties don't go and literally inspect each and every house to determine it's tax value, they use a more generalized method that adjusts property values based on sales activity applied to the property data on record (size, age, land, location). A revaluation is not an in depth analysis of each and every house, tax assessors aren't going to knock on your door to see what you've done with the place and what cosmetic features your home has inside.
Tax value is also notalways in sync with market value. Tax value is what the county says a given house is worth and is used to calculate annual real estate taxes, but due to its more general nature, many times it doesn't match up with market value. Some houses are worth more than tax value, others are actually worth less than tax value based on market conditions and what buyers are willing to pay. There is an appeals process if you disagree with any reassessment, although I'd really be surprised if anyone appeals because they think their new tax value should be raised!
The revaluation of real estate is used to adjust the tax values of properties within the county, so that they fall closer to where the market rates have gone since the last evaluation. Things here in Charlotte have definitely changed since 2003 when the countywide average sales price of a single family home was around $189,000. Last year,2007, the single family average sales price for Mecklenburg County was around $237,000. These are of course just averages.
Property tax rates for 2008 won't be finalized until this summer, so the latest tax rate available is from 2007 which in the City of Charlotte was $1.2973 per $100 of value.
